South Austin is close-in, in demand, and priced by ZIP and school zone. Here's what your home is really worth, what you'll net, and how to price it so it sells in the first ten days. Plus the disclosures that matter here. No pressure, just a clear plan.

South Austin is the strongest seller position of my four markets, close to downtown, in steady demand, and mostly free of the extra tax districts the suburbs carry. The catch is that value swings hard by ZIP and school zone, so pricing on the right comps is everything. Price from real comps in your exact ZIP (not the Zestimate), prep and photograph so the home wins online, and know your true net before you list. The first ten days on the market matter most, and while most of South Austin has no MUD, a few communities like Easton Park do and must be disclosed. Here's the honest version, then the full walk-through below.
Your exact number depends on your ZIP, your home, and your payoff. Before you list, I run your real comps and a full net sheet so there are no surprises.
In South Austin, two similar homes a mile apart can sell for very different numbers because they sit in different ZIPs and school zones. The established southwest ZIPs (78749 and 78745) with Bowie- and Crockett-feeder schools price above the southeast value corners (78744 and 78747). A CMA that ignores the exact zone will miss. I price your home on comps from your actual ZIP and school attendance area, then position it to the buyers who are specifically shopping that zone. Read the ZIP living guides for 78748, 78745, 78749, 78744, and 78747.
The sale price is not what you walk away with. Your net is the sale price minus agent commissions, closing costs, your remaining loan payoff, prorated property taxes, any agreed repairs, and seller concessions. South Austin's higher prices mean bigger equity for many longtime owners, and bigger dollar amounts on every line, so the net sheet is worth doing carefully, especially if you're moving up or cashing out. Before you list, I put together a net sheet so you can see every line and know your real number, not a guess.
Texas puts a Seller's Disclosure Notice on you, plus several other notices depending on your property, and a late or missing disclosure can cause real problems, including killing a deal or exposing you after closing. Most South Austin homes sit inside the city with no MUD or PID, which is a selling point, but a few newer communities are the exception (Easton Park sits in the Pilot Knob MUD, for instance), and that district must be disclosed. Older homes here also reward honest disclosure of past updates and repairs. The MUD and PID guide covers the district piece, and I make sure your full disclosure is complete and on time.
We set the number from recent sales in your exact ZIP and school zone, not a hopeful figure. The first ten days matter most.
We fix what buyers notice and what shows up on inspection, especially on older South Austin homes, and skip the money you'd never see back.
Most buyers see your home online first. Strong photos and a clean listing win showings before anyone walks in.
Close-in South Austin can move fast when priced right. We read showings and feedback and adjust with data, not guesswork.
Price is one line. Terms, financing strength, and contingencies decide whether a deal actually closes.
Option period, inspection, appraisal, and financing. I manage the deadlines so you're not tracking them yourself.

"My wife and I bought a new home, and every step with Brandon was first class. We were on a tight deadline while also selling our home in east Texas, and he stayed steady and calm and made sure everything lined up so we closed on schedule. He genuinely cares, my highest recommendation."
"I worked with Brandon for the second time and can't recommend him enough! From start to finish he's friendly, helpful, and responsive. He made the whole process smooth and stress-free, kept me updated, and even followed up afterward. If you want a realtor who genuinely cares, Brandon is the one!"
"From the moment we spotted the 'For Sale' sign on our dream property to closing day, Brandon was incredible. He tackled every challenge with solutions, made sure we understood each step, and always kept things moving. Everyone was aligned to make the deal happen, and they delivered. Highly recommend!"

South Austin is home for me, so I know how each ZIP and school zone prices. With 175+ closed deals since 2016 across Austin, Buda, Kyle, and Bastrop, and named a FastExpert 2026 Top Agent, I've listed and sold close-in resale, priced homes to their exact attendance area, and handled the rare South Austin MUD disclosure, and I've sat on both sides of this table more times than I can count.
This guide is everything I'd tell you if you were sitting across from me, trying to decide whether now is the right time to sell your South Austin home.
Want the ZIP-level read on your neighborhood? Each has a living guide: 78748, 78745, 78749, 78744, and 78747. Selling and buying at once?
