What is The Colony in Bastrop?
The Colony is a large master-planned community in Bastrop, Texas, about 30 miles east of Austin. It has nine builders, new homes starting around $390,000 (resale from about $270,000), a Del Webb 55+ section, and some of the best amenities you will find at this price: multiple pools, miles of trails along the Colorado River, and a full clubhouse. You trade a longer commute to central Austin for more home, more space, and a genuine small-town-Texas setting that is growing fast.
Come tour it with me. Here is the walkthrough of the community, the models, and the amenities:

Who builds at The Colony
One of the reasons I like sending buyers here is the range. With nine builders, you can genuinely shop floor plans, price points, and lot sizes without leaving the community. The current lineup:
Several of these sit in my top tier, David Weekley, Scott Felder, Ashton Woods, Drees, and Perry are all builders I steer buyers toward. If you want my honest read on any of them before you walk a model, that is exactly what my builder tier list is for. And remember, the builder pays your agent's commission, so having me in your corner at the model home costs you nothing and gives you someone advocating for you.
The amenities
This is where The Colony earns its keep. For Bastrop pricing, the amenity package is genuinely strong:
- Multiple pools, including the Overlook and Prairie Vista pools, plus a junior olympic pool at the main clubhouse.
- Lake House Park, with pickleball, a playground, a pump track, and a nine-hole disc golf course.
- Miles of trails winding along the Colorado River, with ponds and acres of green space left in their natural state.
- A full clubhouse with a sauna, soccer fields, and basketball and tennis courts.
- A dog park and a community event coordinator who plans get-togethers so you actually meet your neighbors.
Amenities are added in phases as the community grows. Confirm what is built or under construction for the section you are considering, and do not buy on a promised amenity that has not broken ground.
Schools: Bastrop ISD
The Colony is served by Bastrop ISD, and because the community is so large, which schools you attend depends on where in it you live:
- The original side: Blue Bonnet Elementary, Cedar Creek Middle, and Cedar Creek High.
- The Colony Riverside side: Mina Elementary, Bastrop Middle, and Bastrop High.
- Coming: plans for a new elementary school inside the community as it grows.
Attendance zones shift as the district grows, and they split by section within the community, so always confirm the current zoning for your exact address. I am happy to pull that for any lot you are looking at.
Location, lifestyle, and the growth story
Bastrop is where the Colorado River meets the Piney Woods, and it has held onto a real historic-downtown, small-town-Texas feel even as it grows. From The Colony you have Lake Bastrop, a state park, golf courses, and that walkable downtown close by. For everyday needs, there is an HEB Plus, a Walmart Supercenter, and yes, a Buc-ee's, plus clinics and hospital access including Ascension Seton and Austin Regional Clinic in the area.
The bigger story is growth. Major employers and a large film-studio development are expanding the Bastrop economy, and the area is early in a growth curve a lot of people compare to what Kyle and Buda saw a few years back. That is upside, but treat it as future potential, not a guarantee. The honest trade with The Colony is the commute: you are about 30 miles from central Austin, so if you drive in daily, test your real route at your real hour before you commit. If your community carries a MUD or PID, know your exact tax per lot first, my MUD and PID guide shows how to check any address.
If you want the most home and amenities for your money, a true master-planned community, and you are comfortable with a Bastrop commute, it is one of the strongest plays east of Austin. The Del Webb section makes it work for 55+ buyers too. If your priority is a short drive into central Austin, it is worth weighing against closer options. Want my honest read for your situation?
