Where can you find affordable housing around the Austin area? The answer is elm creek by Lennar in Elgin, Texas. They have homes starting at $250,000. You heard that right, $250,000, so let's take a look at the community, the model home, the community center kind of what this area offers.

Hey everyone! My name is Brandon Holley, and I am the owner/broker of Holley Homes Realty here in Austin, Texas. We are continuing to look at new communities around central Texas to help you figure out where to call home. If you haven't looked at new construction yet and are in the market to buy this year, or next year, look at a new building anytime soon. Quit putting it off, don't worry about the down payment, and don't worry about closing costs. Many of these communities will help with that closing cost if you use their preferred lender, and there are programs out there to help you with that down payment, so don't wait another minute. The market's heating up. It's competitive, it's difficult, and new construction can help you with a lot of those problems, so if you're interested in finding out more information about new communities and how you can purchase a home, please hit like please hit subscribe and follow along as we outline kind of what these communities have to offer. Without any more wait, let's go ahead and jump into the model home tour, and we'll go from there. Elgin is known as the sausage capital of Texas, where Southside Market has been making its famous sausage since 1882.

Elgin is 25 miles northeast of Austin, making it about a 35 to 40-minute drive.

The Elm Creek community, starting phase 3, will host 1100 homes with prices starting in the $250,000 as of March 2022.

This is the Nettleton floorplan of 1667 square feet with four beds and two baths. This plan starts at $330,000. Lennar, the builder, has three different collections within Elm Creek, so if that floor plan does not work for you. They have multiple other plans and elevations within each group, so please let me know. Maybe we can figure out something that works for you, so elm creek is a master-planned community which means it does have an amenity center. In that amenity center, you have a pool, and you have access to a pretty awesome playscape so let's look at that right now.

A few more facts about the Elgin area the current population of Elgin is a little over 10,000 people, which still gives this area its small-town charm.

There is also another master-planned community called Brixton which will begin construction soon.

Cap Metro is also expanding the green light to Manor, which will give residents a quick option to get downtown.

I didn't hear about any hike or bike trails throughout the neighborhood; however, that pool does offer a great option if you're looking to get outdoors. Also, there's a cool place gate which, if I were a kid, I would hop on. However, I don't want to hurt myself but speaking of kids, what are the schools like in Elgin? Let's check that out next. Elm creek is part of Elgin ISD, and there are 4,628 students in Elgin ISD and 297 teachers, which means roughly 15 students per classroom students will go to Neidig Elementary School, Elgin Middle, and then Elgin High School. As you can see from the map, everything is extremely close.

There is a brand new Ascension Seton Clinic that just opened in Elgin. However, if that doesn't work, you will have to drive into Manor, where a few different options exist. Elgin is still a small town; however, they have an HEB, a Walmart Supercenter, and that famous Myers Elgin sausage. Shadow Glenn golf club is also close by but be sure to pack an extra sleeve of balls because the course is relatively difficult. There's also Elgin memorial park and the beautiful east metropolitan park. Here are a few other communities being built in the area. Elgin is about 25 miles northeast of downtown Austin, a distance away. However, with that distance comes affordability, now, let's look at 10-year trends of the closing prices for homes, and we'll also look at the lease prices in that area. When was the last time you saw under $300,000 anywhere in the Austin area? You can see 2012 was $104,000. Then in 2021, it was $275,000. If you're ready, this is an extremely important slide to know. As you can tell, the median close price for a lease is just under $1,800 a month, and that price is steadily rising.

We toured the model home, looked at the amenity center, and checked out the surrounding area and what's going on, but I think what's most to like about this neighborhood is the affordability. You can still get into a home for under $300,000, which is insane in this market. They're doing this by first come, first serve, so you don't have to worry about writing up an offer or being outbid.

Also, it's in phase three, which not exactly sure how many steps they're going to build, but there's going to be a lot more than three, which means you can make a lot of equity in your home, which is awesome! IfTranscribed f you have thought about buying or thinking about buying within the next few years, start that process early, reach out to a real estate professional, and see what's going on in your area. The communities you're looking at get that list together and start going through that process. Some of these new construction communities are a year out, a year and a half off, or two years out, and you have plenty of time to get where you need to go with credit with a down payment. They're not asking for that money upfront, so you have time to get it all together, but you need to start early. You need to get your name on that list before, and you need to get that price locked early.
