Crosswinds in Kyle, Tx.. Must See new builds!

My name is Brandon Holley, and I am the broker at Holley Homes Realty in Austin, Texas. The market is creating a lot of uncertainty among buyers. However, builders are offering bigger incentives, and I see price reductions of up to $100K, which means you can get into a home for less. There are plenty of reasons to rent, but remember you are paying someone's mortgage, so why not make it your own? Let's look at the numbers and see why it may make sense financially for you to purchase a home. First, if you are interested in learning how to buy a home with little to no money down, go ahead and hit like and subscribe and follow along each week as I share information about new communities and how new construction can help you. Rent prices have continued to rise over the past 10 years. We saw a 20% increase during the pandemic, and with the population of the Austin metro projected to hit 3.34 million by 2040, rent prices may continue to increase. For example, the average rent price in 2012 for a 3 bed 2 bath home in Austin was $1550, and now that same home is going for $2625. During that same time, we have seen a rise in home prices, with property values hitting an all-time high in early 2022. The average 3 bedroom 2 bathroom home in Austin averages $628K. Values are recorrecting, and where this benefits you the most is in new construction, where builders offer those same homes for much less! What do all of these numbers mean? First, with the current trends in the market, buying a property at $400,000, compared to renting a property at $2625, will break even in 3 years. And after 30 years, rent plus insurance will run you over $1.2 million with nothing to show. If you bought that home, you would have paid $798,852, saving you $412,295. Not to mention you own the property, and you make 100% of the sale price when you sell the house. Buying a home is a great investment! What you need to know about this is rates were around 2-3% in 2021, and buyers could afford more expensive homes. Now rates have increased to 6-7%, and that same home will cost $ 100 more monthly. However, take advantage of the market when home prices are lower because historically, as interest rates decrease, home values increase. So let's set aside interest rates, don't worry about the down payment and closing costs, and see why buying makes sense. Remember we said the average rent is $2625. Let's compare that to buying a home at $400,000. After year 3, you break even with costs, and after 30 years, you have spent over $1.2 million in rent, whereas you would have paid $799K, and you will own the home as an asset outright. These incentives can vary from month to month, but I am seeing 3-4% percent of the purchase price towards closing costs or rate buy down. So what exactly does this mean?&nbsp; <span style="font-size:11pt;font-family:Arial;color:#000000;background-color:transparent;font-weight:400;font-style:normal;font-variant:normal;text-decoration:none;vertical-align:baseline;white-space:pre;white-space:pre-wrap;">Closing costs are different than the down payment. The down payment is a percentage you, as the buyer, must pay at closing. This percentage is decided by what type of loan you qualify for and could be 0 down, which is why you should not wait to get in touch with a realtor! Because if you are eligible for down payment assistance and the builder pays your closing costs, you could get into a home for very little money.&nbsp; <span style="font-size:11pt;font-family:Arial;color:#000000;background-color:transparent;font-weight:400;font-style:normal;font-variant:normal;text-decoration:none;vertical-align:baseline;white-space:pre;white-space:pre-wrap;">What is rate buy-down? You will get quoted an interest rate when qualifying for a loan. This interest rate is one component of your monthly mortgage. If you have followed along with the fed, you know interest rates have increased significantly. The interest rate increase has priced many buyers out of the market.&nbsp; <span style="font-size:11pt;font-family:Arial;color:#000000;background-color:transparent;font-weight:400;font-style:normal;font-variant:normal;text-decoration:none;vertical-align:baseline;white-space:pre;white-space:pre-wrap;">If you use the incentive to buy down the rate, it could potentially save you $100's on your monthly mortgage. However, please keep in mind rates are constantly fluctuating, and you also can refinance in a year. How great would it be if you did not have to leave your neighborhood for the gym, pool, trails, or dog park? The communities that I have been visiting all offer great perks. These builders have incorporated hiking trails, fishing ponds, and playgrounds into each community, allowing residents to enjoy all sorts of activities without fighting traffic.&nbsp; <span style="font-size:11pt;font-family:Arial;color:#0e101a;background-color:transparent;font-weight:400;font-style:normal;font-variant:normal;text-decoration:none;vertical-align:baseline;white-space:pre;white-space:pre-wrap;">These are just a few reasons you should check out new construction if you are in the market to purchase a home. Buying a home is a huge decision and should not be taken lightly. However, if you are renting or looking for more space, now may be the time to take that next step. The park has a few disc golf holes and a great open space for sports or leisure activities.&nbsp;</li><li>Outside of the community, you have Hutto Lake Park, Old Settlers Park, and the Dell Diamond is close.</li><li>There is also a splash pad, trails, and this awesome playscape.&nbsp;</li></ul>Another great thing about cross creek is you are part of Hutto ISD, which has a student-teacher ratio of 16-1. So let's explore the schools a little more.&nbsp;<ul><li>As I mentioned, students will attend Hutto ISD and attend Hutto elementary, middle, and High school.&nbsp;</li><li>The school district has 8,700 students.&nbsp;</li><li>Hutto is still a small town, so all the schools are within 3 miles of the community.&nbsp;</li><li>Fun Fact Hutto is the only school with a Hippo as its mascot.&nbsp;</li></ul> <ul><li>Here are a few key distances for you. Since Hutto is growing rapidly, you can imagine new places will continue to pop up.</li><li>Hutto is situated right off of the 130 toll, which makes it convenient to travel. Let's check out Veramendi!&nbsp; I spent many of my college days floating the Guadalupe river, and if you have not experienced a hot Texas summer in New Braunfels, I highly recommend it! I was lucky enough to spend some time getting to know Denise with Scott Felder Homes in the community of Veramendi, and this community is amazing. It will cover 2500 acres or roughly 10% of New Braunfels. I am continuing this new construction home journey with just all the information I can shower you with and get you ready to go today. We are checking out an amazing master plan Community called Wolf Ranch up in Georgetown, and let's go ahead and dive right in! There are four high-end builders in Wolf Ranch. Coventry Homes, David Weekley Homes, Highland Homes, and Perry Homes. When completed, there will be 2,000 single-family homes and 900 multi-family dwellings. This is the beautiful Coventry model home. It is four bedrooms, three full-bath 2897-square-foot homes. The master and guest room are downstairs, and a great study is upstairs. In addition, you have two more bedrooms with a large game room. Homes are built on a range of lot sizes from 46 feet to 71 feet. No matter what you're looking for in a home, these Builders can make it happen to offer homes from three to five bedrooms, two to three-car garages, and options starting from the 500s. The community was designed along the scenic San Gabriel River, and many Heritage Oaks is still standing on the lots helping the community blend with nature.
