Vine Creek: A New Build Community by Starlight Homes

What's going on, everyone? My name is Brandon Holley, and I am the owner/broker of Holley Homes Realty here in Austin, Texas. A few years ago, I realized that many of my clients were struggling to get their foot in the door in this crazy market, so I turned to new construction and started learning all the ins and outs and how I could help my clients get a foot in the door. It isn't easy out there, but new construction is the way. Today is no different. We're looking at a new community in Pflugerville called Vine Creek. It is amazing so stay tuned to check out what it offers.

Vine Creek is a community being constructed by Ashton Woods. Ashton woods has two lines of products: high-end homes under Ashton Woods and a more affordable entry-level home under Starlight. However, these homes are far from being basic.

Today we are reviewing one of Starlight's models. This neighborhood is in high demand, so the sales agents are working from the model starlight offers three to five-bedroom homes ranging from 1400 square feet to 2700 square feet. There are eight-floor plans to choose from, and prices start in the low 400s Ashton woods offers three to five-bedroom homes ranging from 1900 square feet to almost 3 000 square feet. Again, there are five-floor plans to choose from, and prices start in the mid-500s. All of these homes are built on 50-foot lots.

When completed, the community will have 7 phases and 450 homes. Vine Creek is currently selling in phase five, so if you are interested in this community, don't wait. Let me know. I wish you could have felt how hot it was outside yesterday because it 100% would have sold you on this pool. Next, let's check out the amenity center. Vine Creek has created a great area for its residents with a private pool, splash pad, basketball court, and sand volleyball court. I was lucky enough to meet with a few residents enjoying the pool, and they had nothing but great things to say.

Also, all of this is at your fingertips for the super low HOA fee of $38. After a summer of enjoying those amazing amenities, it is time to get the kids back in school, and as I said earlier, the school district Vine Creek is zoned to is fantastic, so let's check that out next. Kids will begin with mod elementary, and then they will go to Cele Middle School, and then they will finish with Weiss high school. One of the great things about vine creek is how conveniently located it is for the students going to school. You see. Still, middle school is 0.9 miles away, Mott Elementary is 1.8 miles away, and Weiss high school is only 3.2 miles away. Luckily you don't have to drive too far to drop the kids off each morning for school, which gives you more time to enjoy these surroundings. Trust me, around Vine Creek, there is so much to do, so let's take a look at that next. 

And with Pflugerville's rapid growth, you get all sorts of options whenever it comes to medical needs. With a St David's emergency center, a minute clinic, you have a Baylor Scott & White Ascension Seton and an express MD urgent care. You will also have access to Stonehill town center, which has so many things that you might need, like a target events entertainment that you also have a Costco, a Walmart, and an HEB plus within just a few miles away. There are also great golf courses and parks. You have lake Pflugerville and even a water park within 10 miles from vine creek. I know things have increased like crazy. If you are in the market, don't hesitate, don't wait to reach out to an agent, find somebody you can trust, talk about it, and see what they can do to work for you because, as you're going to see in this slide lease prices are also increasing, and I don't think that that's going to change. This is the median close price of over 17 000 listings from January 2012 to April 2022, and as you can see, prices went from a little under 200 000 to a little under 500 000. This is the result of eight a little over 8 000 listings, and the time frame is the same from 2012 to 2022. You can see the price has increased by quite a bit. If you're starting to buy a new home, please find a realtor you can trust. I would love to be your go-to realtor, but if not, find somebody knowledgeable in the area who will be on your side and advocate for you.
