Hey everyone, today we are checking out Province, right outside of bee cave on hamilton bull road. If you know that area, you know how beautiful it is tucked away in the hill country, so let's look at the model homes, the amenity center, and what this area has in store if you decide to call it home.

Hey, everyone, my name is Brandon Holley, and I am the owner broker of holly holmes realty here in Austin, Texas. Today, I am continuing my videos of new communities around central texas with Province if you have not thought about new construction. If you are in the market, I will take a look. It is a great way for homebuyers to get into a home in this crazy market we are finding ourselves in today so without further ado, let's take a look at the model home and introduction to the community a little bit of information that will help you make the right decision.

Province is a thoughtfully designed master-planned community established on 450 acres of beautiful hill country scenery.

when completed, there will be two phases of this community and over 650 homes

Five award-winning builders: Ashton Woods, David Weekley, Drees, Newmark, and Weston Homes. This gives residents a variety of options when designing their homes.

These builders have thought about pretty much anything and everything that you might want in your home, so if this floor plan doesn't work for you, please let me know. I'll look into it and see if I can find something else that makes you happy. Let's move from the model home and over to the amenity center and see what they have to offer residents access to the pool playground and hike and bike trails throughout the scenic hill country.

Because it's winter, not pictured are the beautiful vineyards they have built into the community. This area's location truly is gorgeous, and I know my video skills still need some work. Still, you're going to have to trust me with that speaking of location let's discuss the school districts and what else this area has to offer Province falls within the amazing lake Travis independent school district school-aged students will go to bee cave elementary then to lake Travis middle school and then to lake Travis high school as you can see from the map all the schools are within 10 miles of the community and bee cave elementary is located off of hamilton pool road.

There are also multiple shopping options pictured is a Target in the Hill Country Galleria. In addition, the Hill Country Galleria has all sorts of dining, apparel, and entertainment options (I will post a link in the description if you would like to check out the website). There are also two HEBs, Whole Foods and Randal's. The Hill Country Galleria also has some healthy living options if interested. 

There are also recreational parks, trails, and golf courses around, not to mention Reimer's Ranch, Hamilton Pool, and the Austin zoo. If you plan on hitting up Hamilton Pool, be sure to schedule a time and date i will also add that link to the description. 

All right, so location, location, location! Right the school system is amazing. The area is awesome. There's plenty to do, so let's look at the 10-year trends of pricing for the area zip code 78738. As you know, prices increase everywhere, and this area is no different. In 2012 the median home price closed for a little under half a million dollars, and in 2021 that was up to $876,000. Renting is no different, and in 2012, the median close price for leases was $2,698. In 2021, that was up to $3,700, all right. The craftsmanship alone of these homes stands out, not to mention that they built this community into its surroundings which gives it an amazing vibe.
