Today we are in the pie capital of Texas, the city of kyle, and we are touring south grove by dr Horton, so let's sit back and look at the model home, the mini center. We'll also look at the parks of the surrounding area medical all that good stuff, and I'll also show you a few of the other communities around the area, so stay tuned.

Hey everyone, my name is brandon holly, and I am the owner broker of holly holmes realty here in Austin, Texas. Southgrove is located 19 miles south of Austin in Kyle, Texas. The population of Kyle has gone from 28,000 people in 2010 to 45,000 people in 2020.

DR Horton is the only builder in Southgrove; however, they offer 16-floor plans ranging from a little over 1,200 square feet to a little over 2,500 square feet.

DR Horton has been ranked the number one builder in America since 2002.

This is the Reagan floor plan. It's a 1,863 square foot home with four beds and two baths. This home is selling for the mid to upper 300s. The great thing about dr Horton is they have great homes at affordable prices all over central Texas, so if you're interested in another community or a different floor plan, please let me know. I'll see if I can get you some other information, all right, so now let's turn our attention to the amenities center. This place is nice. It's a good spot for you to hang out and relax by the pool.

you have this amazing pool within the community, but if you're looking to venture out, you also have lake kyle, which is not too far away, and a handful of other parks to explore

the city also has this cool geocaching tour that you can do, and if you don't know what that is, it's an outdoor treasure hunt, so cool I will put that link in the description

and this is not an activity, but some cool information I came across is a company out of Germany called Infarm is about to open a location in kyle and what it is is they vertically grow to produce fruits and vegetables, and this will cover 73 000 square feet and be able to feed up to 18 million people

as you can see they did a fantastic job with the amenity center for its residents uh places to relax by the pool they also have a playscape for the kids and if you do have kids you are probably wondering what schools they attend well south grove is part of hayes CISD and they go to the following schools south grove students attend Camino real elementary school McCormick middle school and johnson high school the elementary school and the middle school are within five miles but unfortunately johnson high school is about 10 miles away we toured the model home we looked at the amenities center and we checked into the schools but what else does this area have to offer let's take a quick look at the maps and look at what kind of medical clinics there are what parks recreation there is and also kind of the shopping and what else is around all right so let's start off with hospitals as you can see there are many different options in kyle and in Buda for you to get to really quickly if something happens

Here are some shops and some grocery stores. There's also a flea market every month's second Saturday, and a Costco is being built in kyle. There are also some great outdoor activities at lake kyle park, where you can fish five miles down has athletic fields so you can play soccer, and there's also a great golf course at Plum Creek.

This slide shows all the communities actively being built in kyle right now. As you can see, kyle has so much to offer with medical with shopping with parks, outdoor activities, all of that. It is still growing with all those communities being built, so what are the financial trends in the past ten years that have been going on? Let's take a look. So this is data from the MLS, and was the median close price in 2012 was 135 000 and then last year, 2021, it closed out at 340,000. And here are the median close rental prices in 2012. It was 1250. and in 2021, it was 1900.

We talked about the pros of the area in the community, but what about the negatives? Two things stand out to me: the tax rate is on the higher side at 3.01, and two, they do a bidding system which is kind of unfortunate it's not first-come, first-served. However, you can still get into a home for a good price. So there you have it, the new community of south grove in kyle, Texas. This community checks all the boxes. It's still affordable with easy access to Austin and San Antonio. It is a great community.
