Why is Whisper Valley the community of the future?

Today we're checking out Whisper Valley in Manor, Texas. It's a master-planned community, but the cool thing about this place is it is leading the pack in sustainable living, so stay tuned as we look at one of the model homes, the amenity center, and discuss why this place is perfectly located for you.

Hey everyone, my name is Brandon Holley, and I am the owner broker at Holley Homes Realty here in Austin, Texas. Today, we are continuing our tours of new communities around Central Texas with Whisper Valley. The super cool thing about Whisper Valley is how it is fighting climate change. They are doing this by offering a zero-capable energy home, which means that your home can produce all of the electricity you need to power that house. The main way these homes save so much energy is to replace the typical HVAC system with these ESS-certified pumps, which draw from the thermal energy of the earth and help heat and cool your home. It's a pretty cool process. I don't know a lot about it, so I'm going to place the link to the website in the description. That way, you can go check it out yourself. That explains how each of these homes works towards a zero-energy capability now. Let's take a look inside of one of the model homes to see if it's something you can see yourself living in!

As we look at one of the stunning model homes, I want to share some other information about Whisper Valley.

This community covers 2,063 acres and was awarded Austin's master-planned community of the year in 2021.

Five builders are offering multiple floor plans to fit your needs. 

When finished, there will be 7 500 single-family homes along with apartments, restaurants, and other commercial spaces.

Here's a blueprint of what you can expect in the future

Not only does this community have awesome homes, but it also has a pretty cool amenity center. This amenity center has a kitchen that offers cooking classes where they source the produce from locally grown gardens within the neighborhood.

If cooking's not your scene, you definitely must check out this resort-style pool. It has beach access, so you can walk straight into the water without jumping in, or if you want, you can dive on in, and not far from the pool is this awesome fenced-in dog park where you can let your pup run wild.

Please forgive the middle of winter videos; however, the next important thing with any community is the school districts. Whisper Valley is part of Del Valley ISD, and the kids start by going to Joseph Gilbert Elementary School. After that, they go to Daley Middle School and then to Del Valley High School. Right now, that is the elementary school they go to, but within the next few years, they will build two more elementary schools within the community. I'm sure from there no telling what will happen, but as more and more people move out that direction, more schools will be needed.

Another great thing about Whisper Valley is how conveniently located it is right off the 130 toll road. You can get anywhere you need quickly, so let's take a look at a few of the maps. As you can see, all of these schools are not too far from Whisper Valley, which is extremely nice. You also have some good medical in Manor at Baylor Scott & White and an Austin Regional Clinic, not to mention if you need to get down to St David's Medical Center, Austin is only 16 miles away. Whisper Valley is also conveniently located to the airport, along with a Tesla gigafactory and a Samsung microchip factory. There are also some great parks close to Whisper Valley if you decide to venture out from the community.

I also want to give you a financial snapshot of what home values have done in that area over the past ten years. As you can see from the graph, in 2012, the median close price was $121,000, and in 2021, it was $338,000. Here you can see the median lease price in 2012 was $1,100, and it has gradually increased to 2021, where it was $1,895. 

Why Whisper Valley? I think its location off of 130, and its proximity to Austin is awesome. You can get to the airport quickly, not to mention its eco-friendly way of living has so much to offer by saving you money in so many different ways, and also I think it's going to be a really beautiful area when they build it out. You have so much potential with residential, commercial restaurants, and all of that. It's going to make it an awesome place to live.
