The Rise of the Austin-San Antonio Corridor: A Texas Megaregion's Expansion

Welcome to our latest video, where we dive into the dynamic growth of the Austin-San Antonio Corridor, a burgeoning megaregion in the heart of Texas. Stretching approximately 80 miles along the I-35 corridor, this area has become one of the fastest-growing regions in the United States, driven by a booming economy, an influx of new residents, and rapid urban development.

Whether you're a resident of the corridor, considering moving there, or simply interested in urban development and regional growth, this video offers a comprehensive overview of what makes the Austin-San Antonio Corridor a key area to watch in the coming years.

If you live in Central Texas, you are well aware of the ongoing construction on every corner, and if you are planning on making a move, knowing the plans for future developments will help you make an informed decision.

Now I hear your concerns about ruining the beauty of the land and creating unaffordable housing. Unfortunately, my expertise is not in fixing the world's problems; believe me, I wish it were, but my goal is to help my clients find their dream homes in areas they love.

Let's jump into a few of the exciting residential, commercial, and mixed-use developments planned for 2024.

  • Leander Springs - I covered this in a video early on, and there has been some speculation that it would not happen. However, as of January 2024, they expect to break ground and be completed by 2027. The billion-dollar projects will encompass 78 acres of land and create 1 million square feet of commercial development and up to 1600 units for multifamily residential development.
  • Here is a rendering of the beautiful crystal lagoon the whole development will be constructed around.

  • Briarwood is a 205-acre planned mixed-use development located in Elgin, TX. There will be 4 builders (Brightland Homes, Chesmar Homes, Coventry Homes, and Castlerock Communities) building on 772 lots.
  • Plus 20 acres of commercial and multifamily development. One of the huge benefits to this community is the excellent school district and the proximity to the schools.

Now we head to south Austin to check in on the

  • Brodie Oaks Shopping Center the project will deliver 1.2 million sq ft of office space, 140,000 sq ft of retail space, 1700 multifamily units, and 200 hotel rooms.
  • The area will be transformed from a dated concrete strip mall into an urban oasis, creating 12 acres of new city parkland; 10 of those acres will be adjacent to the Barton Creek Greenbelt.
  • Hopefully, this project will create a roadmap to do away with the overpaved shopping centers throughout the city.

  • Mayfair is straddled between two of the best outdoor cities in the state, New Braunfels and San Marcos. The community is going to consist of 1900 acres with 6000 residences, 300 acres set aside for commercial, and a whopping 300 acres of parks and recreation.
  • Builders such as Coventry, Highland, Perry, Toll Brothers, and David Weekly

  • Alamo Plaza is one of the most exciting on the list.
  • If you have ever been to San Antonio, you know the area surrounding the Alamo has turned into a money-grabbing circus sideshow. Well, Alamo Plaza is reimagining the whole area and recapturing the original mission site and battlefield footprint by creating a world-class Visitor Center and Museum to tell the full story.

  • Vida is a master-planned community on the South Side of San Antonio that will
  • Consist of single-family residential, townhomes, apartments, shops, restaurants, and plenty of park space to enjoy. Plus, a University Health Hospital and Wellness campus will soon be introduced to the community. Single-family is being built by Highland Homes, Perry Homes, and Lennar and the townhomes are being built by Sitterly Homes.
