If you have been searching for new construction in Buda and wondering whether Persimmon by Milestone Homes is worth a serious look, you are in the right place. In this article, I am going to walk you through the community itself, the financial reality of buying here, the commute trade-offs, and how it stacks up against other options in Buda, so you can make a clear decision. Whether you are relocating to Central Texas or moving out of Austin, this breakdown will save you a lot of guesswork.

The Big Picture on Persimmon
Persimmon is a 775-acre master-planned community in Buda, TX, built exclusively by Milestone Homes. When fully built out, it will include around 2,100 homes. Right now, the community is in the earlier phases, which means you are getting in before the full buildout is reflected in neighborhood pricing. That matters.
Its location just west of I-35 gives buyers access to FM 967, SH-45, and I-35 itself, making South Austin and even Mopac reachable in a way that is not always the case farther out into Hays County. For buyers trying to stay close to that South Austin corridor, Persimmon lands in a sweet spot.
The area falls under Hays CISD, with Buda Elementary, Dahlstrom Middle School, and Johnson High School serving the community. As the neighborhood builds out, additional schools will likely follow.
What Buyers Need to Know
Let me start with the number that actually matters, because it is not the purchase price. It is the monthly payment.
Entry pricing at Persimmon starts around $542,990. From there, you have the Clearwater (1st model) at approximately $623,990, and the Clementine (2nd model) at around $708,990. Those numbers sound reasonable for new construction in Central Texas right now. But here is where it gets real.
The property tax rate in this area is 2.865%. On a $625,000 home, that is roughly $17,900 per year in property taxes, or about $1,490 per month, before your mortgage payment and before insurance.
And this community does have a PID (Public Improvement District). If you have been shopping in Buda and Kyle, you know that PIDs add an extra layer to your monthly carrying costs. A lot of buyers walk into a model home and make a decision based on the sticker price without running the full numbers first. Do not do that here.
The HOA is around $60 per month, which is straightforward.
Before you fall in love with a floor plan, sit down and calculate your full monthly payment: mortgage principal and interest, property taxes, PID assessment, HOA, and homeowners' insurance together. That is the number you will be living with every month.

What Sellers Need to Know
If you are a homeowner in Buda or South Austin and are thinking about selling, the buyer activity moving toward communities like Persimmon tells you something. Buyers who are price-sensitive to Austin proper are still looking for locations that keep them close to the South Austin corridor, and west of I-35 still pulls demand.
Pricing strategy and days on market are heavily influenced right now by the full monthly payment conversation. Buyers are running tighter affordability calculations than they were two years ago. Homes that are priced with the tax rate and carrying costs in mind tend to move faster than those priced purely on comparable sales without that context.
Neighborhood and Lifestyle Fit
Persimmon is being built as a lifestyle community. That means pool, clubhouse, pickleball courts, trails, and green space are part of the plan. But here is the honest version: you are buying into what this becomes, not what it is today. Phase one is the beginning, not the finished product.
If that sounds like a negative, flip it. Buyers who get in before the amenities are complete typically get in before the pricing catches up to those amenities. Builders use early phases to create momentum. The infrastructure comes in early to do exactly that.
There are also about 40 acres of commercial space planned within the community, which means, over time, your daily coffee shop and grocery run should get closer.
Downtown Buda is just a few minutes away, and it still feels like an actual town rather than something manufactured. Local coffee, restaurants, and a Main Street that is worth the visit.
The buyer who tends to do well here is someone who is okay being a little early, who values the amenities and layout this community is building toward, and who does not need everything finished on day one.
Common Mistakes to Avoid
First, and I cannot say this loudly enough: do not calculate affordability based on purchase price alone. The 2.865% tax rate, plus the PID assessment, significantly changes the monthly payment. Run the full number before you get emotionally attached to a floor plan.
Second, do not skip the commute test. Buda to Austin takes anywhere from 25 minutes to over an hour, depending on when you make the drive. If you are heading north of the river every day for work, you need to drive that route during actual peak hours before signing anything. It is one of the most important things you will do in this process.
Third, do not let the phase-one label steer you in the wrong direction. The first phase in a community like this does not mean the amenities are years away. Core infrastructure typically comes in early to build momentum. But also do not assume everything will be finished in six months. Set realistic expectations.
Fourth, if you like Milestone as a builder but are not sure about this specific location, do not force it. They build in other communities, including Crosswinds, Porter Country, and Sage Hollow.
