Sunfield - Buda, Tx new construction community

Hey everyone, today we will talk about the amazing community of Sunfield in Buda, Texas. In today's video, you can expect to see a tour of the model home and amenity center, a detailed look into the community, including schools, medical centers, and parks, and an area annual sales report for the past ten years. I am super excited about this community because it pretty much has everything to offer its residents. Sunfield will be a master-planned community with a huge lazy river, miles of hike and bike trails, dog parks pretty much all sorts of community events.

I am Brandon Holley with Holley Homes Realty here in Austin, Texas. I am highlighting some of the communities and information about those communities in Central Texas to help you decide where to buy your next home and if new construction is right for you. Sunfield is a master-planned community which means it is going to be huge. It will be over 4,000 homes spanning 2,400 acres when everything's said and done. There are six builders with 50 plus floor plans to choose from, which gives you a huge variety of size prices and anything else you want in your home. Here's a quick tour of one of the floor plans that you can pick if you choose the Sunfield community.

There's a lot to love about that floor plan that we just walked through but remember there's 50 plus to choose from six different builders. Anything that you can imagine you can pretty much put into your home to create your dream home, but that's not the only thing to love about Sunfield because there's also a 1,000-foot lazy river amenity center that you can kick back in and relax in one of these hot summer afternoons that we have all too often here in Texas.

The Sunfield amenity center is amazing. You have multiple pools to choose from, the lazy river dog parks, all of that stuff, but when summer's over, where do the kids go? Sunfield is zoned for Hayes ISD. They are in the process of building a brand new elementary school right now called Sunfield Elementary that will be open in august of 2022. They go to McCormick middle school and then to Johnson High School, and Johnson High School was built in 2019. I also wanted to point out the distances between each school. Sunfield Elementary is within the Sunfield community, and then you've got McCormick Jr. Middle School which is 3.2 miles away, and then Johnson High School which is seven miles away. 

Sunfield is not only conveniently located next to all the schools, but it's also extremely close to hospitals, parks, grocery stores, and it's only 16 miles south of Downtown Austin. I have also created a few other maps to see where the hospitals, grocery stores, and parks are located. If you're anything like me, you probably need a hospital pretty close by, considering I hurt myself getting out of bed in the morning. Still, there is a Baylor scot in white right outside of Sunfield. There's also CareNow Urgent Care 2.2 miles away. 

There are also two convenient grocery stores with HEB and Walmart supercenter, only two miles away. If the amazing amenity centers that Sunfield has to offer are not enough, 13 scenic parks encompass 268 acres around Buda. 

I want to say I cannot predict the future, so please talk to a real estate professional before making any purchases. Here's some data on what the real estate market's been doing in Buda over the past 10-years.

Don't let these numbers scare you. If you have questions, please reach out to me. I'm happy to answer any of them. This graph right here shows the median close price from 2012 to 2021. As you can see, in 2012, it was a little under $200,000, and in 2021 it was a little under $400,000, so quite the change. 

Then you can see the median lease price in 2012 was a little under $1,500, and in 2021 it is over $2,000, so you can see both are increasing, and I would imagine we will continue to see that considering Tesla's moving in and a few other big companies moving in. 

Why Sunfield? If you're looking for that master-planned community, it doesn't get much better than Sunfield. You have the amenities; you have the elementary school going in; you have all of these great things surrounding you. Then also, you're located in Buda, which has amazing scenic downtown, shops, and restaurants. You have all the parks that offer you great outdoor activities, and not to mention again, you're only 16 miles from downtown Austin. So it is just a short commute to downtown. I hope this information has helped you see if Sunfield is right for you.
