This incredible master-planned community is where the luxurious and natural lifestyle of Southern France meets the rustic, adventurous lifestyle of the Texas Hill Country.&nbsp; <ul><li>Today we are touring the stunning Drees Custom Homes model home in Provence. This master-planned community is located in Bee Cave, and the style is focused on the luxurious and natural lifestyle of Southern France meets the rustic, adventurous lifestyle of the Texas Hill Country.&nbsp;</li><li>This is the Somerville floor plan which is Drees's third largest. It measures 4,055 square feet and has 4 bedrooms and 4 and a half baths. However, Drees will allow you to customize floor plans, and the model we are touring today has opted for a few additions, such as a media room and a fifth bedroom.&nbsp;&nbsp;</li><li>Throughout this floor plan, you can see the attention to detail Drees takes in their homes. From high ceilings to oversized kitchen islands, you even have an amazing space off the kitchen for your wine and coffee bar leading into a huge pantry. And there is plenty of storage throughout.&nbsp;</li><li>How about this primary suite? Tons of space and a private door leading to the backyard. And as you will see, the closet should fit everything you need.&nbsp;</li><li>How great is this space off of the kitchen? You come in from the tandem garage and have a mud room with a half bath. My name is Brandon Holley, and I am the broker at Holley Homes Realty in Austin, Texas. The market is creating a lot of uncertainty among buyers. However, builders are offering bigger incentives, and I see price reductions of up to $100K, which means you can get into a home for less. There are plenty of reasons to rent, but remember you are paying someone's mortgage, so why not make it your own? Let's look at the numbers and see why it may make sense financially for you to purchase a home. First, if you are interested in learning how to buy a home with little to no money down, go ahead and hit like and subscribe and follow along each week as I share information about new communities and how new construction can help you. Rent prices have continued to rise over the past 10 years. We saw a 20% increase during the pandemic, and with the population of the Austin metro projected to hit 3.34 million by 2040, rent prices may continue to increase. For example, the average rent price in 2012 for a 3 bed 2 bath home in Austin was $1550, and now that same home is going for $2625. During that same time, we have seen a rise in home prices, with property values hitting an all-time high in early 2022. The average 3 bedroom 2 bathroom home in Austin averages $628K. Values are recorrecting, and where this benefits you the most is in new construction, where builders offer those same homes for much less! What do all of these numbers mean? First, with the current trends in the market, buying a property at $400,000, compared to renting a property at $2625, will break even in 3 years. And after 30 years, rent plus insurance will run you over $1.2 million with nothing to show. If you bought that home, you would have paid $798,852, saving you $412,295. Not to mention you own the property, and you make 100% of the sale price when you sell the house. Buying a home is a great investment! What you need to know about this is rates were around 2-3% in 2021, and buyers could afford more expensive homes. Now rates have increased to 6-7%, and that same home will cost $ 100 more monthly. However, take advantage of the market when home prices are lower because historically, as interest rates decrease, home values increase. So let's set aside interest rates, don't worry about the down payment and closing costs, and see why buying makes sense. Remember we said the average rent is $2625. Let's compare that to buying a home at $400,000. After year 3, you break even with costs, and after 30 years, you have spent over $1.2 million in rent, whereas you would have paid $799K, and you will own the home as an asset outright. These incentives can vary from month to month, but I am seeing 3-4% percent of the purchase price towards closing costs or rate buy down. So what exactly does this mean?&nbsp; <span style="font-size:11pt;font-family:Arial;color:#000000;background-color:transparent;font-weight:400;font-style:normal;font-variant:normal;text-decoration:none;vertical-align:baseline;white-space:pre;white-space:pre-wrap;">Closing costs are different than the down payment. The down payment is a percentage you, as the buyer, must pay at closing. This percentage is decided by what type of loan you qualify for and could be 0 down, which is why you should not wait to get in touch with a realtor! Because if you are eligible for down payment assistance and the builder pays your closing costs, you could get into a home for very little money.&nbsp; <span style="font-size:11pt;font-family:Arial;color:#000000;background-color:transparent;font-weight:400;font-style:normal;font-variant:normal;text-decoration:none;vertical-align:baseline;white-space:pre;white-space:pre-wrap;">What is rate buy-down? You will get quoted an interest rate when qualifying for a loan. This interest rate is one component of your monthly mortgage. If you have followed along with the fed, you know interest rates have increased significantly. The interest rate increase has priced many buyers out of the market.&nbsp; <span style="font-size:11pt;font-family:Arial;color:#000000;background-color:transparent;font-weight:400;font-style:normal;font-variant:normal;text-decoration:none;vertical-align:baseline;white-space:pre;white-space:pre-wrap;">If you use the incentive to buy down the rate, it could potentially save you $100's on your monthly mortgage. However, please keep in mind rates are constantly fluctuating, and you also can refinance in a year. MUST SEE! New Homes in the Wolf Ranch Community

The wording may be off.&nbsp;Building a home can be unbelievably stressful if you don't understand the steps that you're going through as you're building that home. So today, let's look at the different stages of the building process. What is going on, everyone? My name is Brandon Holley, and I am the broker at Holley Homes Realty here in Austin, Texas. Today I will discuss inspections, the building process, and building time frames. Everything you need to know when getting into a new construction home. A lot of builders give you some closing date. You know it's three months, four months down the road. Then, as you get there, all of a sudden, they keep pushing it back and keep pushing them back, and I want you to be aware of that time frame and exactly what's going on, so let's go ahead and jump into inspections and what you can expect through the build process. The first inspection is the initial inspection for the billing permit. This is before the home is started to ensure the plans conform to the space and specifications. The second inspection is the pre-foundation inspection before the slab is poured to ensure all electrical, mechanical, and plumbing lines are run correctly. The third inspection is the framing stage inspection. This is after all trade work is completed before insulation and drywall. Then number four will be the post-framing inspection. This is to inspect after the insulation, and the drywall has been hung, and then the final inspection is to give the certificate of occupancy. This inspection will cover electrical, mechanical, and plumbing along with other systems in your house like HVAC. This inspection will also cover a termite and foundation. Step one is permit and planning, which is done before you go to the community and check out any homes. When they get the land, they'll go to the city and make sure that it's zoned appropriately and that this many lots can fit in this community, and they'll go ahead and draw that out, which will be mapped and plotted for the subdivision—step two. The foundation layout is pretty exciting because you get to start seeing things take shape. This is where they'll go in, and they'll set the footing for the foundation, where they drill into the ground to ensure the foundation's stabilized. You'll also do the second inspection right here. Step three is pouring the foundation, which is when you might get held up because the weather has to be perfect no rain in the forecast for the foreseeable future. After all, you want to make sure that concrete sets and gives you the most solid foundation that you possibly can have for your home to be built on, so here's when the second big milestone happens, and that is step four with the framing, you'll start to see the walls go up, the roof will begin to take some shape, and it's really exciting because you get to walk around the layout of your home and see where things are going. Step five is when all the exterior features are completed on the home. This is when the house will be wrapped in that tea ply which is the thermo ply that keeps all the moisture from the outside from getting into the inside. When the roof is completed, this is also the third big inspection from the city to ensure that your home is up to code and everything is completed correctly. Step six will be when all of the mechanical roughs are run, so your plumbing your electrical lines will be run throughout your home right here, and also, your bigger systems will be put in place, so the HVAC system will be set where it's going to be uh if you're looking to get a third-party inspection done for yourself, this is probably when you're going to want to get it scheduled and get things taken care of so step 7 is the insulation and drywall and milestone three of your home being built, you get to walk in, the walls are up, everything's taped embedded, and you see what your house is going to look like. It's extremely exciting. You can expect once you're here to be about 60 to 90 days out of the completion of your home. This is also where this city will do that fourth inspection to ensure everything is up to code and looks good in your home. Step eight is the interior finish of the home and milestone number four because this is when it gets really exciting. Everything is coming together. You have the cabinets going up in the kitchen, you have the trim going around the doors, and the floor is being laid, so you see all the components of your home coming together, and it is extremely exciting step nine is the mechanical final, and this is where if everything has been delivered. Everything is on time, and the electrician and plumbers will come out to fix and fit everything in the spaces they're supposed to be and ensure everything is running properly and there are no hazards. Step 10 is the flooring and final touches, which are exactly what it sounds like if you have carpet in your house, this is when they lay it, and also any of the other final touches around, let's say, light switches or light fixtures or anything like that needs to be touched up or installed this is when that happens step 11 is the final inspection ready which is where the city comes out and gives its last inspection. Step 12 is receiving the certificate of occupancy, so after the last step, where the city comes and gives you the go-ahead, they will issue this occupancy ticket saying that it is safe to live. Step 13 is the quality walk the contractor will perform without you at this time. Then, they will go through and list all the last-minute items that need to be fixed. Step 14 is the buyer walk and milestone number five and is the most exciting part of building a home. This is when you get to walk through about a week before you close, and your blue tape any problems you see that they'll come back and fix. Make sure at this moment that you're bringing your real estate agent along with you because we can notice things that you probably wouldn't think to look for, and it's just really important to have that second set of eyes on the property. You know, once you do this walk and you see everything, and you mark that they will fix it over the next week, you'll do one more walk before you get to close on your home and move in, and it's an extremely exciting time, so here's a recap of all of those steps in the building process. Remember the weather or supply chain issues could hold up any of these steps. Also, if you are not working with an agent, I highly suggest you find one. AMAZING Dripping Springs New Home Community

It's all good news when it comes to new construction. Check it out! Hey, everyone! My name is Brandon Holley, and I am the owner broker at holly holmes realty here in Austin, Texas. And today, we are continuing to talk about new construction because that's what this channel is all about. When I started real estate about six years ago, I was trying to figure out exactly what it was that I was going to do in order to get business and what I started with was helping tenants find lease properties after I helped them get into something I would work with them over the next year in order to get them ready to buy a home now most of these lease tenants were first-time home buyers, so the down payment was an issue and what I found was new construction was perfect for them because of the incentives that builders give now obviously you don't have to be a first time home buyer to get these incentives. However, if you find yourself in a similar situation and want to buy a home, new construction is honestly the way to go, and here are a few reasons why. Let's start by talking about the incentives and how they benefit you. Most builders will offer some incentive if you use their preferred lender. Over the past few years, it's been around five to seven thousand dollars which is great because that pays for your closing costs. However, many builders are now pumping that up to ten thousand to fifteen thousand dollars, which is huge because not only does that cover your closing costs, but you can use some of that money to buy down the rate. Now I have a completely different video that's talking about interest rates. I'll drop that in the description below if you'd like to check it out, but overall these incentives are huge for you as a buyer. It makes it so important for you to at least talk to a new construction company, speak to a builder and see if this is something you can do because, honestly, the money might be there for you right now. If you did not already know, the builder pays my commission which is good for you because you don't owe me a dime. I'm just here to assist you and facilitate the transaction. However, one thing that builders have not been doing over the past few years is paying us the full 30 commission. Normally, it's one percent or two percent, and that's fine; however, now builders are trying to sell their properties because the markets have slowed down a little bit, and they're offering realtors three percent, four percent, even five percent commission. So if you're working with me, I am happy to pass some of that along to you. I misspoke a little bit whenever I said they are getting rid of properties because that's the last thing they're doing. However, these builders are offering massive incentives and lowering the prices to sell off some of the homes they have built to make room to build more. So you are putting more inventory on the market, which is huge for you as a buyer. We've been plagued with low inventory for the past two and a half years in the real estate market. If you've been looking on Zillow or thought about buying anything over the past few years, you see how quickly things move. Well, buyers are getting some of their options back, which is nice. Again all I can say is that if you are interested in buying, reach out to an agent. I would love for you to reach out to me, but no matter what, if you know an agent, reach out to somebody because you don't have to take too many steps to view some of these communities. Talk to one of those lenders happy to get something set up for you, but that's the first step because you'll be surprised by what you could afford compared to what you're probably paying in rent right now. If you are thinking about buying, you've also wondered if now is the right time threats of inflation, a recession, rising interest rates, housing prices, all of that stuff is a worry. Many buyers right now, and trust me, I am going to be the first one to tell you that if now is not the time, don't purchase a home I don't want anybody to be in a bad situation; however, if you have not gone through the steps to see if it could be if it could benefit you you might want to do that I have a lot of clients that don't think that they can buy at this time however with the builder's incentives and a little help from me they've been able to purchase, and they were renting somewhere for two thousand dollars a month, and they just bought a house, and their mortgage is hundred dollars a month now I know that is four hundred dollars more however that four hundred dollars extra is at least going towards your new home instead of the landlords also there are some things right now with higher interest rates that will change rates always go up they come down home prices always go up, and they come down a little bit, so right now, you buy with the interest rate is high here in a few years, when interest rates go back down, you can refinance, and that will drop your payment probably by three four hundred dollars, and then the house prices go up, and yours doesn't because you have already bought your home um now again I don't want to push anybody into anything however, if you have questions, please ask them. It will not hurt anybody. I love whenever people reach out to me with questions because that's what I do. If I don't know the answer, I'll find it for you. Even if now is not the time, it could be the time here in two or three years, so start now, find out the information see where you're at, and hopefully know if you can make it happen. New Construction Incentives and Builder Inventory

Let's go ahead and get started! As I had said earlier, this place is massive 8,500 plus homes when completed with six pools, and I mean just so much for the residents you don't get that award as being the number one best-selling community in the Austin area without having some cool stuff. So let's go ahead and jump right in and check out a few more of the amenities. As you can see, this is the south section of the community and is located to the west of Ronald Reagan Boulevard. Beautiful ponds spread throughout the community with overlooks to relax and take in the scenery. The green is a great place to picnic or enjoy a summer gathering. The green is next to the hub, the second welcome center of the neighborhood. The hub is connected to the second swimming pool and is a great place to lounge on a summer day. The splash pad can keep the little ones entertained while you catch up on some reading. There is also a sand volleyball court to get your best top gun on three basketball hoops and an outdoor workout area. This neighborhood is centered around fun, and playgrounds are built throughout the community. I was there at 8:00 a.m, and the community was already buzzing with people walking their dogs, enjoying the basketball courts getting ready to swim, you know, using the gym, all of that stuff, so if you are looking for an active community, this is it for sure, and this is just a little bit of it, there is still so much to be built in the neighborhood, and like I said, four more pools. So I'll keep an eye out and keep you up to date with what's going on. This community will have 8,500 homes, so you can imagine it is massive, and with that, it is zoned to two school districts. So, that is what we're going to take a look at next the part of the community north of the line will attend Georgetown ISD. The parts south of the line will follow the Liberty Hill ISD, which consists of Santa Rita elementary school, Santa Rita middle school, and then liberty hill high school. As you can see, the elementary and middle schools are within the community. Liberty Hill High School is just west of Georgetown ISD, consisting of Wolf Ranch Elementary school, Tippit Middle school, and east view high school. Unfortunately, these schools are outside the community and a little drive for the residents. To show you a little bit of what is out there, there's an HEB super close by. There are also Whole Foods a Costco. So you have an idea you have Round Rock Premium Outlets, a lender metal cedar park medical center, and then Leander Springs. Suppose you don't know anything about Leander springs. In that case, it is going to be cool, and as always, if Santa Rita ranch doesn't work for you, check out all the other communities the extremely close to Santa Rita Ranch, and just in case you're interested, you can see the 10-year trends with prices starting in 2012 a little above $200,000, and now in 2022, we're just below $600,000. Lease prices also saw quite the change, around $1,500 back in 2012 and now slightly over $2,000. We're starting to see a little change in the market, so if you are thinking about buying, it might be the time to reach out. I'd love to help you. I hope these videos have been helpful as well. Part II of the Number 1 Community in Austin! Santa Rita Ranch

Today I am bringing you part one of a two-part series, and I promise you'll want to see all of it because we are discussing Santa Rita Ranch, a huge, huge master plan community in liberty hill. What finishes this place is going to have a complete site devoted to 55 plus residents. It will have six pools, mountain bike trails, and regular trails. Pretty much anything you need, anything you would possibly want to explore, and I spent a lot of time yesterday out there getting some videos. First, we will look at one of the model homes because there are 12 builders in this community building an array of floor plans. We'll be looking at the Scott Felder model home today, so let's go ahead and jump right into it. Santa Rita Ranch is being developed on 3700 acres of beautiful rolling hills. When completed, there will be 8 500 homes. The builders in the community are Highland Homes, Empire Communities, Giddens Homes, Castle Rock Communities, Estate Homes, Prominence Homes, Coventry Homes, Weston Homes, Pulte Homes, Perry Homes, that's a lot of homes, Lennar, and of course Scott Felder homes which is the model we are touring. Homes are priced from the 400s up to a million-plus and are built on lots ranging in size from 45 feet to 80 feet. There are four sections of the estates at Tierra Del Sol, South, Homestead, and Terra Rosa. However, two more sections are under development. These are Saddlebrook and the 55-plus community called Regency, which the toll brothers are building. That is the Scott Felder model home at Santa Rita Ranch, and just like that model at home, the amenities have so much to offer. As I said earlier, when completed, there will be six pools within this community. The pool features a lounge area and two cool water slides nicknamed the Big and Lil' Dipper. The Wellness Barn allows residents to hit the gym and test some state-of-the-art equipment. The Regency is a 55-plus community that will have its own amenity center when finished. There are also many trails, mountain bike courses, fishing ponds, and other outdoor activities. The NUMBER 1 Rated Community in Austin! Santa Rita Ranch

My name is Brandon Holley, and I am the owner broker of Holley Homes Realty here in Austin, Texas. I am your new home expert. Today, we are in the awesome development in southeast Austin called Easton park, and this place is fantastic Eastern Park is a massive development sitting on 2300 acres. When completed, there will be over 14000 residential units and 5 million square feet of commercial space. Currently, there are six builders actively building within the community Perry Homes, Meritage Homes, Newmark Homes, Taylor Morrison, Brookfield Residential, and Pacesetter. Pricing ranges from the mid-400s to really expensive... The community was designed with seven neighborhoods in mind. Each has a unique park modeled after a famous park in the United States. Easton Park is located just 12 miles from downtown and only 11 miles to the tesla gigafactory. This is the perry model home, two thousand five hundred and four square feet. It has four bedrooms, three baths, and an office. This home was built on a 50-foot lot, but the next phase of homes will be built on 60-foot lots. If you have questions about this home, are interested in the community, or want to know a little more information drop a comment below, and I am happy to help out in any way that I can. Remember, you don't have to have an agent when buying new construction; however, it's a really good idea. We are here for you, and the builder pays our commission. So that's the homes, but what about the rest of the community? This place is full of outdoor spaces with 350 acres worth of green space and 13 miles of trails. There's plenty to keep you busy so let's look at that next. The main feature of Easton Park is the union. This 14 000 square foot amenity center offers residents a place to gather for coffee concerts and fun. The union has a resort-style pool, a full gym, a lounge area, and conference rooms. As I mentioned earlier, each neighborhood has a designated pocket park with amazing art installations. There are also great open spaces like this one with places to relax and enjoy the outdoors. The pool is complete, but now that it is summer, there were tons of people in it, so I couldn't grab any videos. In my opinion, the amenities are what sell this place. However, I know that is not the only factor to think of whenever you're looking to buy a home, so let's look at the surrounding areas and honestly, with how big this place is going to be, I'm excited to see kind of what the future holds for this area. Let's start with the schools. The kids begin with Newton Collins Elementary School, John P. Ojeda Middle School, and Del Valle High School. The elementary school is located within the community, with Ojeda Middle School being a little over three miles away and then Del Valle High School being about nine miles away. There are plenty of places to get medical attention if needed. St David south is only about eight miles away, with a texas med clinic, Concentra urgent care, and an ARC regional clinic within a very short distance. Suppose you are at all familiar with South Austin. In that case, you know about south park meadows and all it has to offer with an herb at target and a Walmart center, all extremely close by. If the amenities at Easton park are not enough for you, or you want to get out and explore some more, you have McKinney falls Richard moya park. You have plenty of golf courses, and all sorts of great things close. This is the Austin-San Antonio of the future. Thank you for joining me today. My name is Brandon Holley, and I am the owner/broker at Holley Homes Realty here in Austin, Texas. I'm going to shed some light on the future developments in and around central Texas because this is super important for you if you are in the market to buy a home this year or within the next, you know, coming years. So these are some areas that you probably really should pay attention to. If you have not already, go ahead and hit like and subscribe because I will continue to bring you new developments each week to make an informed decision on where you should buy your next home. Let's go ahead and get started. The Austin-San Antonio corridor is one of the fastest-growing regions in the united states, and it is expected to grow from 4.5 million to 6 to 7 million people by 2030. Leander springs are located at the intersection of 183a and 2243. This will be a 78-acre mixed-use master plan development in the heart of Leander. The one billion dollar development features a four-acre crystalline lagoon surrounded by 10 acres of the boardwalk. There will also be sixteen hundred multi-family units and one million square feet of a retail hotel, restaurant, and entertainment space. The lagoon will be completed by the end of 2023, and the rest of the project is expected to last 15 years. East Village is a new multi-use development located off palmer lane by the new Samsung semiconductor plant. This 1 billion development will be finished by 2028 and will cover 425 acres and create over 5 000 jobs. There will also be 466 single-family homes built by kb homes along with 2500 multi-family homes and three hotels. A 150-acre park with five miles of trails will link the whole development. In addition, there will be over a million square feet of retail restaurant and office space, a 37 000 square foot grocery store, and a 38 000 square foot movie theater. Pearson Ranch is located off the 45 tolls and palmer lane. This will be a 156-acre mixed-use development. The project costs an estimated 2 billion dollars and calls for 2500 condos, 2.6 million square feet of office space retail, two hotels, and a corporate campus site. There will also be 30 acres of parkland and green space connecting the project, and it will be located just west of the lake line station completion of this development will take between 10 and 15 years. Most of these multi-use developments will have some condos or residential connected to them but are focused more on office space. However, these next places that I'm about to mention, located in liberty hill dripping springs Seguin and New Braunfels, will all be master-planned communities and create thousands of homes, helping alleviate some of that inventory pressure seen in central Texas. Lariat is located in Liberty Hill between state highway 29 and the San Gabriel River. There will be three builders Ashton woods perry homes and tri-point homes developing 1600 residents. No prices are set yet. Model homes will be completed in late 2022, and the first homes will be ready to sell in early 2023 beaches of this neighborhood will be a seven-mile trail system amenity center parks and a fully stocked fishing pond the Anarene/ Double L Ranch is a 1700-acre area located north of Highway 290 and ranch road 12 in dripping springs. This development will host 2231 residential homes, 250 senior living units, 200 acres of commercial use, a school, and 474 acres of parkland and open space. The builders include Coventry Homes, Highland Homes, Scott Felder Homes, Perry Homes, Weston Homes, and Drees Homes. There is no projected timetable as of right now. Plans are still being amended. Mayfair is a 1900-acre development located north of new Braunfels right off i-35. There will be six thousand single-family homes, duplexes, townhomes, and multi-family meets. There will also be 70 acres of commercial space for schools. In addition, a fire department 330 acres will be set aside for public parks, two community amenities with pools, a clubhouse, and 35 miles of trails construction began in April of 2022 and are expected to be completed in 2037. There is also the development in Seguin. It's called the Caldwell county development. I'm not sure about it, but I know it will be over 3,000 acres of residential homes, commercial space, entertainment, and all that any growing city needs.
