Future Central Texas: What Austin, Kyle, and Buda Will Look Like by 2030

Kyle, Buda, and South Austin are each making a distinct bet, and the smart move is to buy where the jobs and infrastructure are headed, not just where prices are lowest today.

I bought my home in 78748 back when this part of South Austin honestly felt like the edge of town. The future Central Texas is building toward 2030 will make this whole area almost unrecognizable. Some of what is coming is incredible. One part of it worries me a little, and I will get to that at the end.

How fast is Central Texas really growing?

Kyle grew from around 4,500 people in 2000 to more than 45,000 in the 2020 census, with an estimated 75,000 residents today, and the counties south of Austin, including Hays County and the corridor toward San Marcos, have ranked among the fastest-growing in the entire nation for years. That is the pace we are talking about, and it is not slowing down.

Growth like this does not happen by accident. It follows jobs, infrastructure, and land. If you can see where those three things are heading, you can see where the value is heading.

What jobs are pulling people to Central Texas?

Samsung is building a massive semiconductor plant in Taylor, northeast of Austin. It is a $17 billion project, the largest single investment by a foreign company in Texas history, targeting operations toward the end of 2026 and expected to support around 10,000 jobs across Samsung's Texas campuses over time. Tesla, which already has a massive footprint in southeast Austin, is a major customer.

Here is the part nobody talks about. A plant like that does not come alone. Equipment and chemical suppliers quietly move engineers and facilities into the area to support it. One supplier alone put around $175 million into a nearby facility.

Everybody focuses on the anchor. After working with relocation buyers for years, I can tell you the smart money watches the businesses that follow it. Those are the jobs that fill neighborhoods in Kyle, Buda, and South Austin.

What roads and transit are being rebuilt before 2030?

Three big pieces of the region's bones are being rebuilt at once, and together they explain a lot about the future of Austin.

If you have driven I-35 lately, you know it is a mess, and it will be for a while. What comes out the other side is a genuine transformation: the old upper decks come down, the main lanes are lowered, non-tolled managed lanes are added, and the Cap and Stitch program will build green space right over the highway. The full corridor is targeted for completion around 2033.

For those of us south of the river, the piece that matters most is the I-35 Capital Express South project, stretching from Ben White down toward Buda and Kyle. That is the road South Austin, Buda, and Kyle commuters drive every day, and it is getting new managed lanes.

On top of the roads, Austin's voter-approved Project Connect light rail is moving forward, with construction potentially starting around 2027 and service targeted for the early 2030s. Austin-Bergstrom International Airport is in the middle of a major multi-year expansion too. Piece by piece, this region is being rebuilt to carry a much larger population.

Kyle is done being just a place you sleep before commuting into Austin. The Plum Creek development is bringing an uptown-style town center, thousands of homes, retail, office space, a hotel and convention center, plus an innovation park built to attract employers directly. Buda is growing on every front at once. A new H-E-B is being built on a reclaimed landfill site right on I-35, turning dead land into a shopping anchor with a true Texas barbecue attached, and construction starts later in 2026. Add Persimmon with around 2,300 homes plus commercial space, the continued buildout of Sunfield, and industrial parks bringing real employment to 78610.

South Austin is my own backyard. When I bought here, this felt extremely remote. Now the growth has caught up to us, from Goodnight Ranch to Easton Park to the new communities filling in around us. The trees, space, and lower costs that made this area special are exactly why so many people are trying to get in. And then there is Bastrop, growing fast east of Austin. It deserves its own article, and it is coming.

What does the future Central Texas boom mean for buyers?

Here is how I would actually think about this if I were moving here today.

If you want to buy ahead of growth, look where the jobs and infrastructure are headed, not just where prices are lowest right now. A slightly longer commute today can be a very different story once the managed lanes and town centers are finished.

If you want to be settled from day one, buy where the infrastructure already exists. An established South Austin neighborhood or a built-out section of Kyle or Buda means no years of construction next door.

The one thing to watch out for is paying today for growth that is still years away. A community can promise you a town center or an amenity that does not arrive until 2030. Buy the home for what it is now and treat the future upside as a bonus, not the whole reason you paid up.

Families who have lived here for decades feel that pressure, just like people moving here face higher prices than they expected.

I am not telling you that to scare you away. You deserve the full picture, not just the highlight reel. I love Central Texas and believe the opportunities here are incredible. Still, you should understand both the benefits and the trade-offs before one of the biggest financial decisions of your lifetime.
