I spend a lot of my week touring new construction across Buda, TX, and Persimmon keeps coming up in my conversations with relocation buyers. It sits on the west side of I-35, it is one of the few master-planned communities being built on that side of the highway, and it raises a question I ask buyers all the time. Would you trade a slightly longer commute for more house, better amenities, and a location that still keeps you close to South Austin?
That trade-off is the whole story here, so let me break down what I see on the ground.
Where is Persimmon in Buda, TX, and why does the west side of I-35 matter?
Persimmon is west of I-35 in Buda, which is the part most buyers miss. Communities on this side of the highway tend to pull more interest from people who want to stay close to South Austin, and the access is the reason. You get direct connections to FM 967, I-35, and SH 45, and MoPac is reachable from here too.
That matters because once you start moving further out, that easy reach back into South Austin and central corridors usually disappears. Persimmon keeps it.
After touring buyers through dozens of these communities, the pattern I keep seeing is that proximity to South Austin is the quiet deciding factor, even for people who think commute is not a big deal. The west side of I-35 is where that proximity lives.
What is Persimmon, and how big will it get?
Persimmon is a master-planned community, and it is one of the more important developments happening in the Buda area right now. At full build-out it is planned for about 2,100 homes, which makes it a large community by Central Texas standards.
Right now it is early in phase one, so not everything is built out yet. That is not a knock on it. Getting in during phase one usually means you are ahead of pricing before all the amenities and homes fill in. The trade-off is patience, because some of the vision is still on the way.
One thing I clear up a lot: phase one does not mean everything is years away. The core infrastructure and the first amenities are typically part of the early roll-out by design, because that is how builders create momentum before a community is fully built.
What amenities and lifestyle does Persimmon offer?
Milestone is building Persimmon as a lifestyle-driven community. The plan includes a resort-style pool, a clubhouse, pickleball courts, trails, and green space. Today you are buying into what that becomes, not the finished version, so how you feel about that depends on whether you like growing with a place.
Location helps a lot here. You are just a few minutes from downtown Buda, which already has local coffee, restaurants, and a main street that still feels like a real town instead of something manufactured. Longer term, there are about 40 acres of commercial planned inside the community, so over time more of your day-to-day spots should land closer to home.
What schools are zoned for Persimmon?
Persimmon is in Hays CISD. As of this tour, students are zoned for Buda Elementary, Dahlstrom Middle School, and Johnson High School. Like most areas growing this fast, you will likely see additional schools added as the community builds out, so I always tell families to confirm current zoning before they buy.
Who builds the homes in Persimmon, and what do they cost?
Milestone is the only builder in Persimmon, and honestly that simplifies the decision. You are not comparing three or four builders against each other. It comes down to picking the right floor plan and lot for your situation.
What surprises buyers is the range. There are about 18 floor plans, multiple elevations, and lot sizes from 50 to 55 feet up to 65 feet. That much variety from a single builder is not common, and it means you can usually find a layout that fits how you live instead of forcing one just to be in the community.
Here is where pricing sits today.
Home / Plan | Approx. Price | Notes |
|---|---|---|
Community entry | $542,000 | Starting point for new construction |
Clearwater | $623,000 | Mid-range plan |
Clementine (model) | $708,000 | 2,650 sq ft, 4 bed, 3 bath, single story, study, 3-car garage |
A quick tip that applies to any new construction purchase: get an independent inspector at the frame stage and again before closing. Builder warranties are real, but your own set of eyes can catch issues early.
How much are property taxes in Persimmon, Buda, TX, and is there a MUD?
There is no MUD in Persimmon, which is worth noting because that is not always the case in nearby areas like Kyle. The tax rate here is about 2.865 percent. On a $625,000 home, that works out to roughly $17,900 a year, or about $1,490 a month in taxes alone before your mortgage and insurance.
That number is the one that catches people off guard, so always run the full payment, not just the home price. To understand exactly what you are paying for, the Austin MUD and PID tax explainer is a helpful next watch.

Who is Persimmon a good fit for, and who should look elsewhere?
Who this fits best:
- Buyers working in or commuting to South Austin, or with flexible commute timing
- People who want amenities, trails, and a connected neighborhood feel
- Buyers who care about floor plan options and want flexibility from one builder
- Buyers comfortable getting in early and growing with a community
Who should look elsewhere:
- Buyers whose daily commute into central or North Austin is non-negotiable and time-tight
- Buyers who want everything fully built and established from day one
- Buyers who have not stress-tested the full monthly payment including that 2.865 percent tax rate
On the commute specifically, Buda to Austin realistically runs anywhere from 25 minutes to over an hour depending on timing. If you are making that drive every day, especially north of the river, test it during peak hours before you commit.
How does Persimmon compare to other Buda communities?
Persimmon is one option in a deep Buda market, and the right pick depends on what you are optimizing for. Here is how I frame it for buyers.
If you prioritize... | Communities I point buyers toward |
|---|---|
Lower entry price | Stallion Run |
Balancing price and lifestyle | Willow Springs, Prairie Lakes, Sunfield |
Quieter, more tucked away | The Colony at Cole Springs, The Porch at Du Pre |
Commute plus price | Turner's Crossing |
Staying with Milestone elsewhere | Crosswinds, Porter Country, Sage Hollow |
Part of what I do is put these side by side so you are not just picking a house, you are picking the right setup for the life you live Monday through Friday.
