A new-construction community in the 78747 pocket of South Austin, built by Brohn Homes with Century Communities now coming in too. This is one of the best value plays I cover: new homes from the $270,000s and a tax rate of just 1.56%, which is genuinely low for Austin. Here is the honest local rundown, what it costs, and the one trade-off to know about. 175+ closings since 2016.
Cloverleaf is a new-construction community in the 78747 area of South Austin, off I-35 near Onion Creek. It started as a Brohn Homes community, and Century Communities is now coming in to build as well. New homes start around $274,990, resale starts around $320,000, and the standout is the tax rate of 1.56%, one of the lowest I see anywhere in the Austin area. It is served by Austin ISD. The honest trade-off: there is no amenity center inside the community, which is exactly why you can get a new Austin home at this price and this tax rate.
Walk the Brohn model and the community with me. This tour is a couple of years old, so treat the pricing and builder lineup in the text below as current, not the numbers in the video:
| Builder | Details |
|---|---|
| Brohn Homes | The original builder here, with 19 floor plans on 40-foot and 50-foot lots. New homes from about $274,990. A solid production builder I have toured many times and closed buyers with. Mid tier on my builder list. |
| Century Communities | Now coming in to build at Cloverleaf, with new homes from about $329,990. Another dependable mid-tier builder, a reasonable value choice. |
Resale homes at Cloverleaf start around $320,000. Prices move with the market, so confirm current pricing for a specific home. For how I rank builders and the honest stories behind the tiers, see my Austin builder guide.
Cloverleaf's estimated tax rate is around 1.56%, which is genuinely low for the Austin area and well below the 2.5% to 2.7% you see in many new communities that carry a big MUD or PID. On a $350,000 home, that lower rate can mean a few hundred dollars less every month compared with a high-tax community. The HOA is also light at $100 a quarter, which works out to about $33 a month. Always confirm the certified rate for your specific lot, my MUD and PID guide shows how, but this is one of the best tax pictures I cover.
Brohn is building 19 floor plans here on 40-foot and 50-foot lots, so there is real range. A good example is the Plan 2460, a spacious layout at 2,460 square feet with four bedrooms, two and a half baths, and a dedicated study, and it is flooded with natural light. You get the finishes you want in this price range, and Century's plans add more choice as they come online. This is a strong fit for a first-time buyer, a growing family, or anyone who wants a new Austin home and a low monthly cost without stretching the budget.
I will be straight with you: Cloverleaf does not have a pool or amenity center inside the community. That is the trade you make for the price and the 1.56% tax rate. What you get instead is location. You are within walking distance of Onion Creek Country Club, a few miles from South Park Meadows for shopping and dining, and a quick drive to South Menchaca and some of the best outdoor patios in town. If a resort-style amenity center is a must-have, look at a community like Cascades at Onion Creek instead, and I will help you weigh the amenities against the higher carrying cost.
Cloverleaf is in the 78747 ZIP code and served by Austin ISD, with children attending Blazier Elementary, Paredes Middle School, and Akins High School. You are close to the city but paying far less than you would inside the urban core, with quick I-35 access north to downtown or south toward San Antonio. For the wider picture, see my South Austin relocation guide and the South Austin new construction guide. Confirm the exact campus zoning for your specific lot before you offer, since assignments can shift.
Brohn runs incentives here, like a rate buydown on some of their inventory homes, and there are usually a few extra perks for closing soon. But the specifics change often and are tied to particular homes and timelines, so what matters is how a given incentive changes your actual monthly payment, not the flashiest number on the flyer. Reach out before you visit on your own and I will tell you what is current and run the payment scenarios for your budget. Contact me or call (512) 487-9242.

South Austin is home base for me, and new construction is most of what I do, with 175+ closings since 2016 across South Austin, Buda, Kyle, and Bastrop. I have toured Cloverleaf firsthand and closed buyers with Brohn, so I will help you pick the builder and floor plan that fit you, run the real payment scenarios including that low tax rate and any incentives, and stand in your corner at the model, which costs you nothing because the builder pays your agent.
