Easton Park Builders Austin, TX
Easton Park Builders: How to Compare All Seven Without Starting Over
Quick Answer: Easton Park builders currently range from about $297,990 to $698,900, one of the widest price spreads in a single Austin community. Seven builders sell here: Brookfield Residential, David Weekley Homes, Perry Homes, Taylor Morrison, Pacesetter Homes, Newmark Homes, and Highland Homes. The right one depends less on the brand and more on which HOA tier and which Pilot Knob MUD your specific lot sits in.

Why do Easton Park builders matter more than the community itself?
Because the community decision is the easy one. Easton Park covers about 2,700 acres in Southeast Austin; it has an elementary school inside it, is roughly 11 miles from downtown and 9 miles from the airport, and once you have walked it, you either like it, or you don't.
The hard decision starts after that. Seven builders sell here at the same time, on different lot widths, in different sections, under different HOA tiers. Two buyers can close in the same neighborhood in the same month with monthly payments that differ by hundreds of dollars. That gap is not the house. It is which builder section they landed in.
What does each Easton Park builder actually start at?
Here is the current lineup, pulled from each builder's own listings in September 2026.
Builder | Series or section | Starting price | Square footage |
|---|---|---|---|
Brookfield Residential | Urban Homes | $297,990 | 1,098 to 1,719 |
David Weekley Homes | Nelson Village, Jewel | $324,990 | 1,382 to 2,116 |
David Weekley Homes | Nelson Village, Haven | $349,990 | 1,560 to 2,172 |
Brookfield Residential | Traditional Homes | $380,000 | 1,410 to 2,991 |
Brookfield Residential | Urban Courtyard | $389,000 | 1,607 to 2,071 |
Perry Homes | Easton Park 40' | $424,900 | 1,778 to 2,528 |
Taylor Morrison | Easton Park 50s | $474,990 | 2,143 to 3,140 |
Pacesetter Homes | Easton Park | $479,900 | 1,700 to 2,699 |
Newmark Homes | Quad 45 | $489,990 | 2,217 to 2,723 |
Newmark Homes | Quad 60 | $514,990 | 1,883 to 2,749 |
Highland Homes | Easton Park | $565,990 | 1,950 to 2,946 |
Taylor Morrison | Easton Park 60s | $579,990 | 2,558 to 4,139 |
Perry Homes | Easton Park 60' | $698,900 | 2,729 to 4,133 |
Thirteen active offerings from seven builders. That spread, roughly $400,000 from the floor to the ceiling, is why people tour one model home here and walk away with a completely wrong idea of what Easton Park costs.
Which Easton Park builder has the lowest monthly payment?
Not the one with the lowest price, and this is the single most useful thing I can tell you before you tour.
Easton Park doesn't have one HOA fee. The master association runs $75 a month. Union Park East and West run $115. Nelson Village runs $199. Homes on a shared driveway add another $5 for joint use and access easement maintenance.
Now look at what that does.
Comparison | Starting price | HOA per month | HOA per year |
|---|---|---|---|
David Weekley, Nelson Village Jewel | $324,990 | $199 | $2,388 |
Brookfield, Traditional Homes | $380,000 | $75 | $900 |
The cheaper home carries $124 more in dues every month, about $1,488 a year, which is real money against a payment. That does not make it the wrong home. Nelson Village is a denser, more walkable pocket and some buyers want exactly that. It makes it a home you have to price with the dues attached, and almost nobody does that on a first visit.
Then stack the tax rate on top. Easton Park sits inside Pilot Knob MUD, and the combined rate runs from about 2.576414% to 2.700614% depending on which MUD your lot falls in. That is a spread of roughly 0.124%, which is about $46 a month on a $450,000 home, decided entirely by a boundary line you cannot see from the street.
Price, HOA tier, MUD. Three numbers, three different sources, and only one of them is on the sign out front.
What is the Perry Homes model home like in Easton Park?
I toured the Perry Homes model on the 40-foot section, the 2412E plan. It's about 2,412 square feet, with four bedrooms and three and a half baths.
Perry is known for functional layouts, consistent construction standards, and floor plans that work for families or anyone who wants defined spaces rather than one open room doing four jobs. On the tour, you notice the higher ceilings and generous room sizes. After you move in, you notice the bedrooms are separated from the main living areas, which matters far more at 7:00 on a Tuesday than it does on a Saturday walkthrough.
Value-wise, Perry sits in the middle to upper part of the community. Not entry-level, not extreme luxury. Their 40-foot section starts from $424,900 and their 60-foot section starts from $698,900, which means Perry alone spans most of the community's range.
As with any builder here, inspections still matter, warranties are standard, and punch list items are normal. New construction is not perfect. It is just new.

What are the schools and the commute?
Easton Park is in Del Valle ISD. Newton Collins Elementary sits inside the community, which is the detail that closes families more than any amenity does, because kids can reach school on the trail system without crossing a road. Middle school is Ojeda Middle School and high school is Del Valle High School, with additional campuses planned as the area fills in.
For commuting, you have I-35, Highway 183, and the toll roads. It's roughly 11 miles to downtown Austin and about 9 miles to Austin-Bergstrom, depending on traffic. The airport proximity is why this community moves so well with people relocating for work at Tesla, Circuit of the Americas, and the employers along SH-130.
How do you compare Easton Park builders without starting over?
This is the part most buyers get backward. They fall for one model home, find one thing they do not like, and start the whole search again in a different city.
You almost never need to. Here is the sequence I use:
- Pick the section before the builder. Phase location and proximity to completed amenities drive resale more than the brand on the yard sign.
- Get the certified numbers for that exact lot. Add the ad valorem rate, MUD, HOA tier, and any shared driveway fee into one monthly figure.
- Then compare builders inside that section. Look at layout, lot width, standard finishes, and warranty terms.
- Read the HOA documents before you commit. Specifically, the rules on rentals, fencing, and exterior changes. These are the three that surprise people later.
- Ask what the incentive actually is. Perry is currently offering up to $50,000 in flex cash or a 5.49% rate with a move-in package. At filming, it was a $50,000 program too. Incentives here move quarterly, and they change affordability more than a $10,000 price difference does.
If you like Easton Park but not one specific builder, you do not have to leave the area. Some builders here lean modern and urban; others build traditional layouts with larger living spaces. Buyers switch builders and stay in the same phase because they like the schools, the trails, and the commute.
Who this fits best
Buyers who want new construction without driving past the Austin city limits, move-up buyers who want more square footage with real amenities attached, and relocation buyers who need something legible when they do not know the map yet. Easton Park is easy to understand from out of state, and that counts for a lot.
Who should look elsewhere?
If construction noise will wear on you, this is a large, very active development, and it will last for years. If you want a fully finished neighborhood on day one, look at Goodnight Ranch or Marble Creek Crossing. And if the combined tax rate above 2.5% doesn't work for your payment, that is not a number that improves later. Better to know now.

Frequently Asked Questions
How many builders are in Easton Park?
Seven builders currently sell new homes in Easton Park: Brookfield Residential, David Weekley Homes, Perry Homes, Taylor Morrison, Pacesetter Homes, Newmark Homes, and Highland Homes. Together, they offer thirteen active series and sections, which is why the community spans roughly $297,990 to $698,900 rather than one narrow price band.
What is the cheapest builder in Easton Park?
Brookfield Residential's Urban Homes collection starts at $297,990 for 1,098 to 1,719 square feet, followed by David Weekley's Jewel series at $324,990. Compare the HOA tier before you decide. Nelson Village dues run $199 a month, compared with $75 for the master association, which narrows the monthly payment gap considerably.
What is the HOA fee in Easton Park?
The master association is $75 a month. Union Park East and West run $115 a month, Nelson Village runs $199 a month, and homes on a shared driveway pay an additional $5 for joint use easement maintenance. Your tier depends on which neighborhood your lot sits in, not on which builder you choose.
What is the property tax rate in Easton Park?
The combined rate runs from about 2.576414% to 2.700614% depending on which Pilot Knob MUD your lot falls in. It includes Travis County, Del Valle ISD, Austin Community College, the MUD, and other local entities. Always get the certified rate for the specific parcel, not a community average.
What schools serve Easton Park?
Easton Park is zoned to Del Valle ISD. Newton Collins Elementary is inside the community and reachable on the trail system without crossing a road. The middle school is Ojeda Middle School, and the high school is Del Valle High School, with additional campuses planned as the area continues to grow.
Should I buy an inventory home or build in Easton Park?
Inventory homes close faster, sometimes in 30 to 60 days, and often carry stronger incentives because the builder wants the house off the books. Building from scratch takes longer, and the timeline moves with materials, weather, and labor. Choose inventory when timing matters or the incentive is meaningfully better, and choose new construction when the floor plan or lot is the priority.

When people ask me which Easton Park builder is best, the honest answer is that the question is a level too high. The builder sets the layout. The section sets the payment. Get the section right, and you will be happy with several of the builders on that list.
