Most people hear about Easton Park because of the houses. Good builders, competitive price per square foot this close to downtown, deep inventory. That is usually where the conversation stops.
But the houses are not why people stay. What happens outside of them is. So I walked every park in the community with a camera, and this is the honest version, taxes included.
Where exactly is Easton Park, and how long is the commute?
Easton Park sits in Southeast Austin off McKinney Falls Parkway, roughly 12 miles from downtown. Drive times run about 12 minutes to downtown Austin and under 15 to Austin-Bergstrom International Airport, with Circuit of the Americas and Tesla's Gigafactory an easy run up SH 130. The community is in Austin's ETJ and served by Del Valle ISD.
That location does quiet work. Fifteen minutes from the airport with this much green space is rare. And if you work at Tesla, COTA, or along SH 71 and SH 130, you commute away from traffic instead of into it.
What are the parks in Easton Park actually like?
There are seven, and each has a different personality instead of being seven copies of the same playground.
- Bryant Park is where Easton Park started, with the first residents arriving in 2017. The Great Lawn hosts outdoor movies, concerts, and group workouts, and there is a trike track, playgrounds, and a hammock garden.
- Knob Hill Park has some of the best views in the community. An old Austin trolley was repurposed into the playground, so kids can climb inside and ring the bell. Residents call it the best sunset spot here.
- Kieke Park is named for the family that originally owned this land. Big playground, climbing structures, rope features, and a shaded pavilion, with trails running straight to Newton Collins Elementary.
- Prospect Park on the east side has acres of open green space and the easiest access to Highway 183.
- Discovery Park was inspired by Seattle's Discovery Park and leans into natural exploration: sensory gardens, dry creek beds, and climbing structures.
- Union Village Park sits beside the amenity center with hills, rope climbing, swings, and shaded seating.
- Skyline Park is the headliner at 21 acres, at one of the highest points in the community with real downtown Austin views. Splash pad, zipline, hillside slides, a bridge that echoes Pennybacker, and a wind sculpture called Singing Mountain by Austin artist Nicholas DeBruyne.
At the heart of it is The Union, a 14,000-square-foot amenity center with a resort-style pool, fitness center, co-working space, and game room. It hosts concerts and Food Truck Fridays. Next door is Easton Bark, the dog park, with separate large- and small-dog areas.
Is the trail system in Easton Park worth it?
At full buildout, the community will have more than 13 miles of interconnected trails: wide concrete paths built for walking, jogging, biking, or a stroller, with benches, signage, bike repair stations, and shade.
Here is what I only noticed after walking it. Most master planned communities put in a trail loop. Easton Park built a network. You can get from Kieke Park to the elementary school to The Union without touching a road, which means kids move around this neighborhood on their own.

What is coming to Easton Park for shopping and dining?
The Grove at Easton Park at McKinney Falls Parkway and William Cannon is the closest retail center, anchored by CVS with McDonald's and Cheba Hut. More restaurants, child care, and everyday services keep opening as rooftops fill in.
H-E-B has confirmed a store at that same intersection and owns the land, but I will be straight with you: no groundbreaking date is public and the community has said it is not on H-E-B's immediate list. Plan on the William Cannon and I-35 H-E-B for now, about 10 minutes out. Southpark Meadows is 10 to 15 minutes.
What does it actually cost to live in Easton Park?
This is the section a builder tour will not give you. Easton Park sits inside Pilot Knob Municipal Utility Districts, and the total tax rate runs roughly 2.576% to 2.700% depending on which MUD your specific lot falls in. HOA dues start around $75 a month for the master association, with some sections like Union Park and Nelson Village running higher.
Compare that to most of 78748 in Austin ISD, where you are often in the low 2% range with plenty of neighborhoods carrying no HOA at all.

On a $450,000 home, half a percentage point is roughly $2,250 a year, or about $187 a month. That is not a reason to skip Easton Park. It is a reason to run the payment at the real rate before you fall in love with a floor plan, because the MUD never shows up on a listing sheet the way the list price does.

What I learned selling here
I listed a home here with a detached 695-square-foot ADU above a three-car tandem garage: full kitchen, separate entrance, its own parking. The main house was three bedrooms and just over 1,900 square feet on a corner lot across from a pocket park.
It went under contract in under 10 days.
That is the practical read on Easton Park. Standard floor plans compete with a lot of inventory here, but anything with genuine flexibility, multigenerational space, rental potential, a true home office moves fast. If you are buying, that is what holds value. If you are selling, that is what you lead with.
