New Construction vs Resale Home in Austin: Which One Actually Wins for You?

Quick Answer: The new construction vs resale home choice comes down to three things: your cash, your timeline, and how much work you want to take on. If you are renting and want a warranty with low maintenance, new construction often wins. If you have the finances and want mature trees and an established location, a resale home is hard to beat. Both are good deals for two different buyers.

I sell new construction, so why did I buy a resale home?

I sell a lot of new construction. When it was my turn to buy, I bought resale, and you deserve the honest breakdown nobody at the model home will give you.


The home my wife and I bought was built in 1983 and needed work. We have put around $75,000 into it so far, and I have loved doing much of that myself. With resale, you shop bigger lots and established communities, and you know exactly what you are getting, not what is promised for the future.

This is not right for everyone. My wife likes the newer communities like Easton Park in Southeast Austin, for the modern layouts and amenities. Not everyone has the time, cash, or desire to renovate, and that is where new construction earns its place.

What does the 2026 Austin market look like?

Builders in the Austin area are sitting on inventory and spending real money to move it. Prices have come down from their peak, and buyers have more room to negotiate than in years.

The incentives are not small. Builders are offering rate buydowns, closing cost assistance, and design center allowances that can run from $10,000 to $30,000 and more on homes that have sat longer. Meanwhile, established South Austin neighborhoods are not getting cheaper. What you get there is what you cannot build overnight: mature trees, bigger lots, and schools, shops, and restaurants that already exist.

When is new construction the smarter first move?

If you are renting and trying to buy, new construction has a real advantage. Most new homes come with a builder warranty, so in the first few years you are probably not replacing an HVAC, water heater, or dishwasher out of pocket. That gives you room to rebuild savings instead of draining them.

Builders describe it as 1, 2, and 10: one year on workmanship, two years on systems like plumbing and electrical, and up to ten years on the structure. For 2026, note that some builders are moving structural coverage from ten years to six, so read the written warranty. Some also offer better rates and closing cost help through their preferred lender, which for a first-time home buyer can decide whether you buy now or wait two years.

When does a resale home win?

If you have the finances, an eye for upgrades, and you enjoy putting sweat equity into a place, resale is often the way to go. You buy the location and the mature trees now, in an established community where the shops and restaurants already exist, and you improve on your own timeline. You are buying what is there, not a rendering.

What is the real cost gap between new construction and a resale home?

Here is the comparison that decides it for many buyers. Say you buy an established home and want it to feel new. In the Austin area, a mid-range kitchen runs roughly $25,000 to $45,000, a bathroom $15,000 to $30,000, and a covered patio about $20,000. That is $60,000 to $90,000 to get an older home to where a new build already starts.

Here is what nobody explains. On a newer home, those finishes are already in and wrapped into your mortgage, one loan at your rate over 30 years. On a resale, that work usually comes later and out of pocket, or on a second loan like a home equity line at a higher rate and shorter term.

Roll $60,000 into a mortgage and at today's rates that is roughly $375 to $400 a month. Do the same as a home equity loan after closing, and the monthly hit is bigger, on a shorter clock, and on top of your existing mortgage. That is the honest math.

What two costs surprise new-build buyers?

Because I promised honesty, two costs surprise new-build buyers.

First, taxes. In Texas, the county values your property as of January 1st. If your home is not finished by then, that first bill can reflect just the lot. The next January they reassess the finished house, and the bill can jump 40 to 60 percent. Many lenders escrow for the full value, but not all, so ask.

Second, MUD and PID districts. In newer communities, these layer on top of your county rate and add real money to your payment. The sticker rate is not the whole story. My MUD and PID checklist lays it out.

How do you decide between new construction and a resale home?

Start with three honest questions. Do you have cash for repairs, or do you need a warranty? Do you want to renovate on your own timeline, or move in and touch almost nothing? Do you value mature trees and an established location, or modern layouts and low maintenance?

Your answers point you to the right home.

Who this fits best: If you are renting, want a warranty and low maintenance for a few years, and are fine being a little further out, lean new construction. If you have the finances, an eye for what a home can be, and you want mature trees, known schools, and an established location, lean resale.

Is a cheaper new build automatically a bad build?

There are tiers to every builder, and the more affordable options are more affordable for a reason: build quality, location, or the builder. That does not make it a bad decision. If that home is what you can afford and it gets you out of renting, it can be the right move. You just protect yourself harder. Get your inspections done early, even on a new build, and stay on top of maintenance from day one. Whatever you buy, when something breaks, handle it right away. That is true for a brand new build and for a home built in 1983.

What does this look like across South Austin, Buda, Kyle, and Bastrop?

The mix changes by area. South Austin and the 78748, 78744, and 78747 ZIP codes blend established homes with newer communities like Easton Park. Buda and Kyle, along the I-35 corridor in 78610 and 78640, lean toward new construction with strong incentives right now. Bastrop, around 78602, is a more affordable entry point still filling in. Wherever you land, match the home to your cash, your timeline, and your appetite for work.

Is new construction cheaper than a resale home in Austin? The base price can look cheaper, but that is not the whole story. A cheaper new build is often more affordable for a reason, like tier or location. A resale home may cost less upfront but needs $60,000 to $90,000 in finishes to feel new. Compare the total.

How much does it cost to update an older Austin home to feel new? In the Austin area, plan on roughly $25,000 to $45,000 for a mid-range kitchen, $15,000 to $30,000 for a bathroom, and about $20,000 for a covered patio. That is $60,000 to $90,000 to reach where a new build already starts.

What is the 1, 2, 10 builder warranty? It is how many builders describe new-home coverage: about one year on workmanship, two years on systems like plumbing and electrical, and up to ten years on the structure. In 2026, some builders are moving structural coverage to six years, so read the written warranty.

Why did my new construction property tax bill jump? Texas counties value your property as of January 1st. If the home was not finished by then, your first bill may reflect only the lot. The next year they reassess the finished house, and the bill can rise 40 to 60 percent. Ask how your lender escrows.

What are MUD and PID districts? They are special districts common in newer Central Texas communities. Their rates layer on top of your county tax rate and can add real money to your monthly payment. The community sticker rate is not the full picture, so check the district charges before you sign.
