Resort Community in Leon County

Listings in Hilltop Lakes, TX

Welcome to Hilltop Lakes, a 4,400-acre resort community in Leon County built around five lakes, an 18-hole golf course, and a full slate of amenities.

Hilltop Lakes is a census-designated place and planned community in southwestern Leon County, Texas, about 27 miles southwest of Centerville, the county seat, and near the small town of Normangee. At the 2020 census its population was 1,385. The community is unusual among East Texas addresses: a sprawling, roughly 4,400-acre resort-style development governed by a property owners' association rather than an incorporated municipality. The community is built around five man-made lakes — Mirror Lake, Swan Lake, Kickapoo Lake, Cherokee Lake, and Lake Tonkawa — which provide the setting and much of the recreation. Hilltop Lakes developed as a vacation and residential destination, and its 18-hole golf course opened in 1970, the same year the community reported a population of about 250. Over the following decades it grew slowly, adding its own post office in the mid-1980s and stabilizing near a few hundred full-time residents through the 1990s. In 1998 the property owners' association purchased the community, and it has since operated as a member-managed development. Today Hilltop Lakes offers a full complement of amenities: the golf course and country club, a Texas-shaped swimming pool, tennis and sand-volleyball courts, disc golf, miniature golf, a fitness center, parks, stables, a campground, meeting and banquet facilities, a library, and even a private airport. Students attend Normangee ISD, with Normangee High School nearby. The community functions as a self-contained recreational enclave, drawing a mix of full-time residents, retirees, and second-home owners. Its location places it within reach of Bryan–College Station and the greater Houston and Dallas–Fort Worth corridors via the regional highway network, while its day-to-day character remains quiet, wooded, and centered on lakeside living.

About Hilltop Lakes

Real Estate & Housing

Hilltop Lakes offers a distinctive housing stock shaped by its resort origins. Homes range from modest cottages and permanent residences to newer custom-built houses, many situated on golf-course or lakefront lots with views of the community's five lakes. The 4,400-acre property includes wooded and lakeside home sites, and because the development is large and member-managed, lot sizes and settings vary considerably — from compact village lots near the clubhouse to larger, more secluded acreage on the community's fringes. Much of the appeal lies in the bundled amenities rather than in urban conveniences, attracting buyers who want a self-contained recreational community. The mix of full-time homes and weekend retreats gives the market a steady, lifestyle-driven character.

Neighborhoods

Hilltop Lakes is organized around its lakes and golf course rather than conventional subdivisions. The five man-made lakes — Mirror, Swan, Kickapoo, Cherokee, and Tonkawa — anchor residential areas, with homes lining the shorelines and fairways. Development clusters near the clubhouse, country club, and pool in the community's core, while larger, more wooded lots spread toward the outer edges of the 4,400-acre property. The on-site airport, stables, and campground add further zones of activity. Because the entire community is governed by a single property owners' association, the neighborhood feel is unified, and residents share access to the same amenities regardless of where within Hilltop Lakes their home is located.

Lifestyle in Hilltop Lakes

Life at Hilltop Lakes centers on its resort-style amenities and a relaxed, country-club atmosphere. Residents spend their time golfing on the 18-hole course, swimming in the distinctive Texas-shaped pool, playing tennis and disc golf, fishing and boating on the five community lakes, and gathering at the clubhouse and country-club restaurant. The property owners' association organizes community events and maintains the shared facilities, fostering a close-knit, self-contained feel. The community attracts a mix of full-time residents, retirees, and second-home owners drawn by the recreational lifestyle and the quiet of rural East Texas. For everyday shopping and services, residents use nearby Normangee and Madisonville, with larger cities within driving distance.

Schools & Education

Students in Hilltop Lakes attend Normangee Independent School District, with Normangee High School located in the nearby town of Normangee, a few miles away. The district serves a small, rural population across northern Madison and southern Leon counties and is known for a close-knit, family-oriented atmosphere. The community's position within Normangee ISD keeps school commutes short for families living in Hilltop Lakes. Higher education is available within driving distance at Sam Houston State University in Huntsville and Texas A&M University in College Station, both accessible via the regional highway network.

Getting Around

Hilltop Lakes is reached by state and farm-to-market roads connecting to the nearby town of Normangee and to the regional highway network of East Texas. Centerville, the Leon County seat, lies about 27 miles to the northeast, and Interstate 45 — the main corridor between Dallas–Fort Worth and Houston — passes through the region a short drive to the east. The community's own private airport accommodates general aviation for residents and guests. There is no public transit within Hilltop Lakes, so residents rely on personal vehicles for commuting and errands, with Bryan–College Station, Huntsville, and Madisonville providing the nearest larger centers for employment, healthcare, and commercial air service.

Parks & Recreation

Recreation is the defining feature of Hilltop Lakes. The community's 18-hole golf course and country club anchor the amenities, complemented by a Texas-shaped swimming pool, six tennis courts, sand volleyball, disc golf, and miniature golf. The five lakes support fishing, boating, and lakeside relaxation, and the property includes parks, stables, and a campground for residents and guests. A fitness center, teen center, and banquet halls round out the shared facilities, and the on-site airport serves private aviation. The property owners' association schedules community events and maintains the recreational infrastructure year-round, giving residents a resort-style outdoor lifestyle without leaving the community.
