Texas Property Tax Explained: What Relocating Buyers Actually Pay in 2026

Quick Answer: On a $450,000 Central Texas home with the homestead exemption filed, property taxes run about $599 a month in an established South Austin or Buda neighborhood, about $806 in a MUD community like Sunfield, and $900 to $1,000 in a PID community like 6 Creeks in Kyle. Same price, four very different monthly numbers, and the figure printed on the listing is almost never the one you will pay.

Two houses, same $450,000 price, ten minutes apart. One costs $599 a month in property taxes and the other almost $1,000. Nobody puts that math on the listing, so here is Texas property tax explained the way I walk relocation buyers through it before we ever tour a home.

I am Brandon Holley, broker and owner of Holley Homes Realty in South Austin. I am not an appraiser, tax adviser, or attorney, so treat this as general information from public data. Rates change yearly, and every lot is different. Verify your numbers with the county appraisal district.

How is a Texas property tax bill actually built?

Texas has no state income tax. The trade-off is that schools, cities, and counties fund themselves through property taxes, so the rates here look alarming to everyone except people moving from Illinois or New Jersey.

Your bill is a stack:

  • School district. The biggest slice by far. Austin ISD in South Austin, Hays CISD in Buda and Kyle.
  • County. Travis, Hays, or Bastrop depending on where you land.
  • City, if the address is inside city limits.
  • Smaller line items like the community college and healthcare districts.
  • On some lots, one extra line that changes everything. A MUD or a PID.

That last line is the whole ballgame, and it is why two homes on the same street can carry drastically different bills.

What is the $140,000 homestead exemption worth?

Texas voters approved a major update that raised the general homestead exemption to $140,000. In plain English, if the home is your primary residence and you file one simple form with the county, the school district taxes you as if your home were worth $140,000 less than it is.

On a typical home here, that single form saves roughly $1,400 to $1,800 a year. If you are 65 or older or disabled, an additional $60,000 exemption stacks on top, plus local, county, and city perks. Retirees get a meaningfully better deal than the sticker rate suggests.

Filing also turns on a speed limit. Once your exemption is active, your taxable value cannot increase more than 10% in a year, no matter what the market does.

Why is the tax number on the listing not your number?

That 10% cap belongs to the seller, not to you. When you buy, the appraisal district resets the property to full market value, so the tax figure you see on a Zillow listing is the seller's bill, built on their capped value and their exemptions. Your bill starts completely over.

This is the single most common tax surprise I see with out-of-state buyers, and it is why I never let a client budget off a listing's historical tax numbers.

Lots one and two land within two dollars of each other. Two counties, two school districts, functionally the same bill. Boring, and that is the point.

Lot three is where it changes. Sunfield is a beautiful neighborhood with a lazy river and real amenities, but it sits in a municipal utility district that funds roads and water lines over 20 to 30 years. Your homestead exemption doesn't cover most of that MUD tax, so the same house runs $200 a month higher than the resale across town.

Lot four is the sneaky one. 6 Creeks advertises one of the lowest base rates in Kyle, and that is true. What the sign does not show is the public improvement district assessment sitting on top as a flat annual charge, which pushes your real cost to $900 or $1,000 a month.

Easton Park in Southeast Austin runs combined rates pushing 2.5% to 2.7%, and Persimmon in Buda carries a PID near the top of the list. I like all of these communities. Just know your real monthly number before you fall in love with the floor plan, not after.

What are the two traps that catch relocating buyers?

Trap one is new construction escrow. In your first year in a new build, the county may only tax the lot dirt, because on January 1, that is all that existed. Your lender builds your escrow off that tiny bill. In year two, the district appraises the actual house, and your payment jumps by hundreds of dollars to cover the shortage. It feels like a massive tax increase. It was coming all along. Instruct your lender to escrow off the full improved value from day one.

Trap two is forgetting to file your homestead exemption. It is free, takes about 10 minutes online with the county, and at these price points it saves well over $100 every month.

I learned that one the hard way. Early in my career, a client closed on a very tight budget, and the exemption fell through the cracks. I told him to file it, but I didn't track it the way I do today, and his bill hit without it. Texas lets you file late and backdate up to two full years, so we got it fixed and got his money back. Today, every client gets the direct link, the deadline, and automated follow-ups until it is filed.

How do you protest your property tax appraisal in Texas?

Every spring, around April, the appraisal district mails your updated value. You do not have to accept that number.

  1. Watch the mail in April for your notice of appraised value.
  2. Mark your deadline. May 15 or 30 days after your notice arrives, whichever is later.
  3. File your protest online. It is free. Check both boxes: market value and unequal appraisal.
  4. Take the informal review. A huge percentage of protests settle right there.
  5. Go to your appraisal review board hearing if you do not settle. Bring recent comparable sales, contractor repair bids, and photos of structural issues or deferred maintenance.

If that sounds like homework you will never get around to, you can hire a firm. My clients often use Ownwell and have had great experiences. They charge a flat 25% of what they actually save you, with no upfront cost and no minimum fee.

Which neighborhood fits your situation?

Who this fits best. If your budget is tight, an established resale outside any special tax district gives you the lowest tax bill in Central Texas. In our market, that is most of 78748 and 78745 in South Austin, plus the established neighborhoods of Buda and Kyle, at roughly a 1.6% effective rate once your homestead exemption is filed. If you are 65 or older, the exemptions stack heavily in your favor.

Who should look elsewhere? If you want new construction and real community amenities, a MUD or PID neighborhood can still be a great move. Just budget for the actual monthly number in the mid-2 % range instead of the base rate on the sign out front.

One rule either way: before you put an offer on paper, get the certified total tax rate and any PID assessment for that specific lot in writing. Not the neighborhood average. The lot. If a builder or listing agent cannot pull that sheet in 60 seconds, that's your first big sign.

Is the tax bill a dealbreaker? The honest answer.

If you are relocating from California, New York, Seattle, or Chicago, the overall math still works heavily in your favor. Texas has zero state income tax, and your purchase price here is usually significantly lower. As of July 2026, per RPR, the median sold price in South Austin 78748 is around $462,000, Buda around $350,000, Bastrop around $382,000, where the market has tipped toward buyers, and Kyle about $296,000.

I will not pretend it is a win for everybody. If you are moving from somewhere like Colorado, your rate really is going to double or even triple, and no homestead exemption erases that gap. My job is not to push you toward Texas or convince you to leave. It is to hand you the numbers so you can make an educated decision for your family.

Do MUD and PID taxes really raise my monthly payment?

Yes, and your homestead exemption does not shield most of it. A MUD adds a rate on top of your normal taxes, roughly $0.90 per $100 of value in Sunfield. A PID adds a flat annual assessment, commonly $3,000 to $4,200, that never appears in the advertised tax rate. Either one can add $200 to $400 a month.

When is the deadline to protest your property tax appraisal in Texas?

Your protest deadline is May 15 or 30 days after your notice of appraised value arrives, whichever is later. Notices typically go out in April. Filing online with your appraisal district is free, and you should check both boxes, market value and unequal appraisal, to keep both arguments available.

Are Texas property taxes a dealbreaker if I am relocating?

For most buyers coming from California, New York, Seattle, or Chicago, no. Texas has zero state income tax and lower purchase prices, so the overall math usually still favors the move. If you are coming from a low-rate state like Colorado, your rate may double or triple, and that gap is real. Run your own numbers before assuming either outcome.
