Most people touring this community have no idea, and I sell new construction in Southeast Austin every week. This guide breaks down which of Easton Park's seven price tiers fits your budget, what your real tax bill looks like, and the numbers I would want someone to tell me if I were flying in from out of state.
What Is Easton Park?
Easton Park is a 2,700 acre master planned community developed by Brookfield Residential in Southeast Austin's 78744 ZIP code. It sits about 12 miles from downtown Austin and roughly 10 minutes from Austin-Bergstrom International Airport. At full buildout, targeted for 2035, it will be home to over 14,000 families.
The amenities are already real, not just renderings. The Union is a 14,000-square-foot amenity center with a resort-style pool, fitness facility, game room, and yoga lawn. The community includes over 350 acres of planned park space, a 13.1-mile trail system connecting the neighborhoods, and Skyline Park with an open-air amphitheater. Newton Collins Elementary sits directly inside the community, so kids can walk or bike to school on a dedicated trail instead of sitting in a car line.

All seven builders here are top tier, and I do not say that about every master plan community I tour. Personally, I am a big Highland fan because of the finishes. You feel the difference in the trim and cabinetry when you walk a Highland model, and you'll pay for it. That is my taste, not a directive. Your money, your call.
One thing I tell every buyer: if you walk one model home and decide the whole neighborhood is too expensive, too cheap, or not for you, you have just judged 2,700 acres on a single floor plan. Walk at least three price tiers before making up your mind.
What Is the MUD Tax Rate in Easton Park?
Easton Park sits inside the Pilot Knob Municipal Utility District. Current MLS listings show total composite property tax rates between 2.572 and 2.621 depending on the specific lot. On the $520,000 median home, a 2.6 rate works out to roughly $1,127 per month in property tax alone, and these districts typically run 30 to 40 years.
Compare that to an established South Austin neighborhood without a MUD, where rates sit closer to 1.9 or 2.0. The same $520,000 home there runs roughly $823 per month. That is about a $300 monthly difference, $3,600 a year, or $36,000 across 10 years. People constantly ask me when the MUD goes away. My honest answer: do not count on it in your lifetime in this house. The district began in 2016, and infrastructure is still being added, so budget for that rate as long as you own the home.

- Buyers who prioritize finishes over square footage. Walk Highland before you sign anywhere else.
- Anyone commuting to the airport, Tesla, or the southeast side. Easton Park is one of the best located communities in the metro for that drive.
Who Should Look Elsewhere
- Downtown commuters. If you are driving 12 miles into downtown Austin five days a week, be honest with yourself about peak traffic before falling in love with a floor plan.
- Buyers who cannot budget a 2.6 tax rate long term. The MUD is not going away, and an established neighborhood at 1.9 to 2.0 may serve you better.
- Anyone who needs a finished, quiet subdivision today. Construction activity around Easton Park runs for years to come.
