New Braunfels is known for floating, dance halls, and Wurstfest, but they also have one of the most ambitious communities I have seen under development. Let's check out Veramendi! 

I spent many of my college days floating the Guadalupe river, and if you have not experienced a hot Texas summer in New Braunfels, I highly recommend it! What is going on, everyone? My name is Brandon Holley, and I am the broker at Holley Homes Realty here in Austin, Tx. I was lucky enough to spend some time getting to know Denise with Scott Felder Homes in the community of Veramendi, and this community is amazing. It will cover 2500 acres or roughly 10% of New Braunfels. Let's jump into the model home and learn more about the community. 

  • Did you know New Braunfels is one of Texas's top five fastest-growing cities and is expected to double in population by 2040?
  • There are seven builders within the community Scott Felder Homes, David Weekly Homes, Highland Homes, Coventry Homes, Perry Homes, and Pulte Homes. 
  • Veramendi will have 6000 homes when completed. And between the seven builders, there are almost 100-floor plans ranging from 1500 SqFt to 4000 SqFt. Prices start in the high $300's.
  • We are touring the Scott Felder model home, which is 2,643 SqFt. It is a 4 bedroom, 3 full bath home starting at $694,000. This model has the casita multi-generational option, which is fantastic for aging family members. 
  • The location of Vermendi is great for commuters. It is a 55-mile drive to Austin and a 34-mile drive to San Antonio.

New Braunfels is an amazing place to live, and I have quite a few clients moving to the area from Austin because of affordability, and they love it! And what is not to love with builders like Scott Felder and that beautiful model home? As I said earlier, this community is swinging for the fences because the amenities are fantastic. Let's check those out next! 

  •  There are 480 acres of green space, with 1.5 miles of Guadalupe River frontage. 
  • There will also be approximately 23 miles of hiking and mountain biking trails. 
  • You can access these amazing amenities for a low HOA fee of $50 a month. Also, the tax rate is pretty great at 2.441%
  • There is a 10-year outlook for the community consisting of a 32-acre medical campus, HEB shopping center, Resort Destination, town center, and a 55+ community.

Do you need to go anywhere else with much to offer within the community? Honestly, probably not because everything is within reach, but let's go ahead and explore some of the other key things New Braunfels has to offer. 

  • Veramendi is part of New Braunfels ISD, which is a Texas Education recognized district. 
  • Students will attend Veramendi Elementary School, Oak Run Middle School, and New Braunfels High School. 
  • Also, The Goddard School of New Braunfels child-care for infants and children up to pre-K is within the community.
  • And here you can see the location of each school, which makes carpooling each morning very convenient. 
  • I wanted to point out a few other key distances. You have multiple medical facilities, not to mention the 32-acre medical plaza that will be built. A few grocery stores also plan to develop an HEB shopping center. Tons of dining and Entertainment.
