Moving from Phoenix to Austin: What It Actually Costs
Moving from Phoenix to Austin: What It Actually Costs
Quick Answer: Moving from Phoenix to Austin will not lower your cost of living for most people. Median prices are nearly identical, and Arizona caps your property tax bill in its state constitution, while Texas does not. Your rate roughly quadruples, and no state income tax offsets much of it. The break-even household income runs from about $133,000 in Kyle to about $288,000 inside Austin city limits.

Why does moving from Phoenix to Austin quadruple your property taxes?
Arizona's constitution caps the primary portion of your property tax bill at 1% of your home's limited property value, and that value cannot rise more than 5% a year. Texas has no ceiling on the bill. Your home is appraised at 100% of market value every year, and a homestead exemption only limits how fast the assessed value climbs.
That is why Maricopa County carries an effective rate near 0.46% while an established Kyle neighborhood sits at 1.82%. And "no state income tax" does not rescue it. Arizona already charges a flat 2.5%, so there is almost nothing to give back.
Do homes actually cost less in Central Texas than Greater Phoenix?
No, and this is the first origin city where that is true. As of August 2026, per the Cromford Report, the median sale price across Greater Phoenix was about $451,000, with 48 days on market. Here is Central Texas, using July 2026 MLS numbers pulled from RPR.
Market | Median sold price | Market type | Months of inventory |
|---|---|---|---|
Greater Phoenix | $451,000 | Mild buyer's market | n/a |
South Austin (78748) | $453,000 | Seller's | 5.05 |
Bastrop | $382,500 | Buyer's | 7.92 |
Buda (78610) | $350,000 | Balanced | 6.39 |
Kyle (78640) | $295,990 | Balanced | 5.77 |
Greater Phoenix and South Austin are $2,000 apart. One caveat on 78748: it jumped about 16% in a single month on light volume, and the estimated value across the ZIP is closer to $435,900, so budget in the mid-$400s. Since the prices are effectively identical, the real question is not what the house costs. It is what it costs to own.
What household income do you need for this move to break even?
Greater Phoenix at $451,000 and a 0.46% effective rate is about $2,075 a year, or roughly $173 a month. Every Texas number stacks against that $173.
An established Kyle neighborhood runs 1.82%, which is $449 a month on Kyle's median, about $276 more. To recover roughly $3,300 a year through Arizona's 2.5% income tax, your household needs to earn about $133,000. That is the floor.
If you buy | Price | Texas property tax per month | Break-even household income |
|---|---|---|---|
Kyle, no district | $295,990 | $449 | About $133,000 |
Buda, no district | $350,000 | $533 | About $173,000 |
Bastrop, no district | $382,500 | $536 | About $174,000 |
South Austin, outside city limits | $453,000 | $612 | About $211,000 |
South Austin, inside city limits | $453,000 | $773 | About $288,000 |
Same buyer, same purchase power, same state tax code. The municipality does the work.
Why do two homes in the same ZIP cost $160 a month apart?
Look at the last two rows. Same ZIP, same $453,000 price, no special district on either, separated by $160 every month, or $1,921 a year. It comes down to the municipal boundary line. The City of Austin levies about 0.524%. Homes outside city limits pay an Emergency Services District rate closer to 0.10%.
I own in 78748, on the higher side of that line. Nobody tells you this from Arizona, because the ZIP code looks identical on the map.
Is a lower tax rate always a lower tax bill?
No, and this is the most expensive mistake Arizona buyers make here. It is assuming the rate is the bill.
Developers create special taxing entities to fund roads, water lines, and amenity centers. A MUD, a Municipal Utility District, folds points directly into your rate. A PID, a Public Improvement District, is sometimes billed as a separate annual assessment that never appears in the advertised rate.
Kyle, same median price | Tax rate | Separate assessment | Monthly cost |
|---|---|---|---|
Established neighborhood, no district | 1.8203% | None | $449 |
6 Creeks, 55-foot lot | 1.75634% | $2,978.64 a year | $681 |
6 Creeks, 70-foot lot | 1.75634% | $4,187.66 a year | $782 |
The community with the lower rate costs $232 to $333 more every month, so shopping on the advertised rate hands you the more expensive home. Those figures come from the builder's own sheet dated January 2025, which is exactly why you verify per lot. The Colony in Bastrop makes the same point internally, adding 0.85% across most sections but 0.665% in Section 1E.
The rule: the tax rate belongs to the lot, not the community, not the builder, and not the ZIP code. Before you sign anything, get the certified ad valorem rate, any fixed PID or special assessment, and the mandatory HOA dues for that exact parcel. Add it all into one monthly carrying cost; that is the only number that matters.
These are the adopted 2025 rates, and the 2026 rates get finalized in late September, so pull the certified line items for your address first. The Texas Comptroller explains how these districts work, and the Hays Central Appraisal District carries certified values. I am a broker, not a CPA or a lender.

So why do people still move from Phoenix to Austin?
Three reasons, and one is much bigger than the others.
Heat. In 2025, Greater Phoenix logged 122 days at or above 100 degrees. Austin logged 20. Over five years, Austin ranged from 11 to 71 triple-digit days, while Phoenix ranged from 107 to 143. Austin's worst recent year is still below Phoenix's best.
Insurance. At identical $300,000 dwelling coverage, Austin averages about $2,698 a year, while Phoenix averages $2,616. Roughly $80, which you will not feel. The frightening Texas averages online belong to the Gulf Coast.
Water. Beginning January 1, 2027, Arizona faces a mandatory 27% cut to its Colorado River allocation through 2028, with federal authority to expand cuts to 40% after that. The Central Arizona Project canal supplies roughly 40% of Phoenix's water. Nobody's tap is turning off. Utility bills are rising, and Gilbert's rates have nearly doubled since 2024.
Central Texas is not the clean half of that comparison. The Barton Springs Edwards Aquifer Conservation District, which governs groundwater across South Austin, Buda, and Kyle, has been in Stage 3 Exceptional Drought since October 2025. But the source matters. Our surface supply is healthy, with the Highland Lakes near 92% of capacity in July 2026. Ours is a groundwater problem. Theirs is a river shared across seven states with cuts already on the federal calendar.
Which Central Texas town fits you best?
- Above $290,000 in household income: the math works across all four submarkets. Go find the house you actually want.
- $175,000 to $290,000: South Austin is fully accessible, but search outside Austin city limits in an Emergency Services District and keep your price at or below the median.
- $133,000 to $175,000: established neighborhoods in Kyle and Buda with zero MUD or PID assessments.
- Maximum negotiating leverage: Bastrop. Nearly eight months of inventory means more room on price, rate buydowns, and concessions than anywhere else I sell.
South Austin, Buda, and Kyle sit along I-35 at roughly 12, 16, and 22 miles south of downtown. Bastrop is the outlier, 30 miles east along Highway 71 into the Lost Pines.
Who this fits best: Phoenix, Chandler, Gilbert, and Scottsdale buyers moving for water security, heat, work, or family, who earn enough that the tax difference is a known cost rather than a surprise.
Who should look elsewhere: If your household earns under $133,000 and you are moving strictly to lower your monthly cost of living, stay in Phoenix. The tax math does not support it, and I would rather say that now than take you on a dozen home tours first.
What I tell every Arizona buyer before they commit
If you are relocating without a job tied to a specific side of town, rent for six months. Drive times are accurate at 10:00 on a Saturday. That same Kyle-to-downtown drive at 8:00 on a Tuesday can stretch close to an hour. Buy for the life you live Monday through Friday. That advice costs me a commission, and I give it anyway.
Then file your homestead exemption the day you qualify, and budget around the payment three years in rather than the payment at closing. Texas caps assessed value growth at 10% a year, twice Arizona's ceiling, on a rate four times higher.
Estimated values are also down over the last twelve months across all four markets: South Austin 7.2%, Buda 6.7%, Kyle 5.8%, Bastrop 4.7%. People read that as a warning. For a buyer moving from Phoenix to Austin, that correction is leverage. You are landing in a market that already adjusted, with inventory and time on your side.

Frequently Asked Questions
Is Austin cheaper than Phoenix?
Not on carrying costs for most buyers. Median prices are nearly identical, about $451,000 in Greater Phoenix against $453,000 in South Austin's 78748. Property taxes are the difference. Maricopa County runs roughly 0.46% while an established Kyle neighborhood runs 1.82%, so your monthly cost rises unless your household income clears the break-even for the town you choose.
What income do you need to break even moving from Phoenix to Austin?
It depends entirely on the town. Kyle, at its median, needs about $133,000 in household income. Buda is about $173,000, and Bastrop is about $174,000. South Austin outside Austin city limits is about $211,000, and inside city limits it is about $288,000. Same buyer, same purchase power. The municipality sets the number.
Why are Texas property taxes so much higher than Arizona's?
Arizona's constitution caps the primary portion of your bill at 1% of limited property value, and that value cannot rise more than 5% per year. Texas appraises at 100% of market value annually with no ceiling on the total bill. A homestead exemption limits assessed value growth to 10% a year, but it does not cap what you owe.
What is a PID and why does it not show up in the tax rate?
A Public Improvement District is often billed as a flat annual dollar assessment rather than folded into the rate. One Kyle community advertises 1.75634% against a neighboring 1.8203%, but carries assessments of $2,978.64 or $4,187.66 a year depending on lot size. All in, that is $681 to $782 a month against $449, so the lower rate costs more.
